Job description

Coastline Equity is hiring a Commercial Maintenance Technician responsible for the repair, maintenance, and overall condition of our commercial properties.

Independent role for someone who can diagnose issues, complete jobs fully, and maintain high property standards without constant supervision. You’ll also participate in a rotating on-call schedule and be trusted to handle urgent issues when they arise.

Summary & Objectives

We’re looking for someone with experience in maintenance or handyman work, ideally in a commercial setting, who can troubleshoot issues and solve problems without needing constant direction. The right person is reliable, accountable, and detail-oriented, with the ability to work independently across multiple properties. They take ownership of their work, consistently finish what they start, and don’t cut corners. They stay calm under pressure, handle emergency situations effectively, and understand when to resolve an issue themselves versus when to escalate to a licensed vendor. A valid driver’s license and reliable truck or work van as personal transportation are required for traveling between properties. The ideal candidate also maintains their own personal hand tools.

Essential Functions

  • Perform property renovations, unit turnovers, and routine maintenance tasks.
  • Handle electrical, plumbing, drywall, carpentry, and painting work.
  • Troubleshoot and repair systems and equipment—light fixtures, outlets, fans, garbage disposals, toilets, etc.
  • Complete scheduled and emergency repairs, including on-call responsibilities.
  • Conduct preventative maintenance and ensure all work is performed safely and efficiently.
  • Use hand/power tools, diagnostic meters, and property management software (AppFolio).
  • Maintain property safety and cleanliness while delivering excellent customer service to tenants.
  • Collaborate with tenants, vendors, and team members as needed.

What You'll Do:

General repairs: drywall, paint, doors, hardware

Minor plumbing and electrical work (within scope)

Basic carpentry and repairs

Exterior upkeep and property inspections

Complete work orders from start to finish

Maintain clean and safe work areas

Document completed work

Identify when to escalate to licensed vendors

On-Call Requirements

Rotating 24/7 on-call schedule

Respond to emergencies after hours as needed

Handle urgent issues independently and professionally

Pay rate: $25.00 to $32.00 per hour

Requirements

  • Valid driver's license
  • Entry-level experience in 1-2 trades, maintenance, or renovation.
  • Willing to learn.
  • Ability to lift/move materials, follow safety protocols, and manage multiple work orders.
  • Clear communication and professionalism when working with tenants and the team.
  • A valid driver’s license and reliable truck or work van as personal transportation are required for traveling between properties.
  • The ideal candidate also maintains their own personal hand tools.
