AI is automating certain tasks within bookkeeping and property management, such as data entry and transaction categorization, which can increase efficiency. Both roles are essential in property management but serve different functions within the industry.

Which type of bookkeeping job pays the most?

Bookkeeper and accounting roles that involve managing multiple properties or large portfolios tend to pay higher salaries, especially those requiring advanced skills in financial software and certifications like CPA or CMA. Property managers with accounting responsibilities or senior bookkeeping positions in real estate firms often earn higher wages due to increased responsibilities and experience.

What are Bookkeeper Property Managers?

Bookkeeper Property Managers are professionals who handle both the financial record-keeping and the daily management of real estate properties. Their responsibilities typically include tracking income and expenses, preparing financial reports, collecting rent, managing budgets, and coordinating maintenance or repairs. By combining bookkeeping with property management, they help property owners maintain accurate financial records while ensuring properties are well-maintained and tenants' needs are addressed. This dual role is especially valuable for small to mid-sized property portfolios where efficiency and cost-effectiveness are important.

What is the highest paying job in property management?

In property management, senior roles such as Regional Property Manager or Director of Property Management tend to have the highest salaries, often exceeding six figures. These positions typically require extensive experience, strong leadership skills, and certifications like CPM or RMP, and they oversee multiple properties or portfolios.

How does a Bookkeeper Property Manager typically balance financial tasks with property management responsibilities on a daily basis?

A Bookkeeper Property Manager often divides their time between maintaining accurate financial records—such as processing rent payments, tracking expenses, and preparing financial reports—and handling property management tasks like coordinating maintenance, responding to tenant inquiries, and overseeing lease agreements. Successful professionals in this hybrid role use strong organizational and time-management skills to prioritize urgent tenant issues while adhering to monthly accounting deadlines. Collaboration with property owners, vendors, and tenants is frequent, requiring clear communication and adaptability. As property portfolios grow, some Bookkeeper Property Managers may also delegate routine bookkeeping or maintenance tasks, allowing them to focus on higher-level financial planning or portfolio expansion.

What are the key skills and qualifications needed to thrive as a Bookkeeper Property Manager, and why are they important?

To thrive as a Bookkeeper Property Manager, you need a solid understanding of accounting principles, property management practices, and financial reporting, often supported by a degree in accounting, business, or real estate. Familiarity with property management software (like Buildium or AppFolio), bookkeeping tools (such as QuickBooks), and knowledge of relevant regulations or certifications (e.g., Certified Property Manager) are typically required. Strong organizational skills, attention to detail, and effective communication help you manage tenant relationships and financial records efficiently. These skills and qualifications are crucial for maintaining accurate financials, ensuring regulatory compliance, and delivering excellent service to property owners and tenants.

What does a property bookkeeper do?

A property bookkeeper manages financial records related to property management, including rent payments, expenses, and lease agreements. They often use accounting software to track income and expenses, ensure accuracy, and prepare financial reports for property owners or managers.

They've recently gone through an implementation from AppFolio to Entrata and need help to enter and process a couple months' worth of transactions to ensure everything is in the new system, which may take 3-6 months or so. This opportunity is ideal for someone who can step in quickly, manage full-cycle bookkeeping activities, and help bring financial reporting up to date across a multi-property portfolio. The person in this role will work closely with accounting staff to maintain accurate records, prepare key statements, and provide dependable day-to-day financial support.

Responsibilities:

• Oversee complete bookkeeping functions for a portfolio of properties, ensuring transactions are recorded accurately and on schedule.

• Prepare monthly and periodic financial statements to support reporting needs and improve visibility into property performance.

• Perform bank and account reconciliations to maintain accurate ledgers and resolve variances promptly.

• Assist the accounting team in addressing backlogged work and improving the timeliness of financial close activities.

• Work within Entrata and use prior AppFolio knowledge to review records and maintain continuity of financial data.

• Collaborate with a small accounting group supporting 46 properties and contribute to daily operational accounting needs.

• At least 3 years of experience in full-charge bookkeeping or a closely related accounting role.

• Hands-on background in accounts payable, accounts receivable, and bank reconciliations.

• Proven ability to prepare financial statements with strong accuracy and attention to detail.

• Experience using Entrata is preferred, however, open to candidates with Yardi or AppFolio

• Comfortable managing multiple entities or properties in a fast-paced accounting environment.

• Strong organizational skills with the ability to prioritize deadlines and work independently.
