What are the key skills and qualifications needed to thrive as a Turnkey Property Manager, and why are they important?

To thrive as a Turnkey Property Manager, you need knowledge of real estate markets, property management principles, and relevant legal regulations, typically supported by a real estate license or property management certification. Familiarity with property management software, accounting systems, and online listing platforms is essential for daily operations. Strong organizational skills, customer service orientation, and effective communication abilities help build relationships with tenants and property owners. These skills ensure efficient property operations, tenant satisfaction, and compliance with laws, driving success in turnkey property management.

What are some common challenges faced by professionals managing turnkey properties, and how can they be addressed?

Professionals managing turnkey properties often encounter challenges such as ensuring consistent property maintenance, effectively communicating with out-of-state investors, and managing tenant turnover. To address these, it is important to establish reliable local vendor relationships, implement clear communication protocols with clients, and use property management software to streamline processes. Staying proactive with regular property inspections and anticipating tenant needs can also help minimize vacancy rates and maintain investor satisfaction.

What are turnkey properties?

Turnkey properties are real estate investments that are fully renovated, managed, and ready for immediate rental or occupancy. Investors can purchase these properties and start generating rental income right away, without needing to make repairs or improvements. Turnkey properties are often managed by companies that handle tenant placement, rent collection, and ongoing maintenance, making them ideal for hands-off or out-of-state investors. This makes them appealing for those seeking passive income with minimal direct involvement.

While a turnkey property is an investment asset ready for occupancy, a property manager handles the day-to-day operations of rental properties. Turnkey properties are purchased by investors seeking passive income, whereas property managers are hired to maintain and manage rental units on behalf of owners. Both roles require real estate knowledge but serve different functions within the real estate industry.

Job description

Own the Turn. Set the Standard. Deliver the Unit.

Role: Apartment Turnkey Operator (Rehab & Turns)

Company: LVL Living

Location: Pensacola, Florida

Type: Contract | High-Volume | Ongoing Work Available

Disclaimer: This role is for experienced multifamily turnkey operators only. If your background is residential or small-scale rehabs, this is not the opportunity for you.

WHO WE ARE

LVL Living is a disciplined, performance-driven owner and operator of multifamily real estate assets. We do not renovate casually—we execute at scale.

Our properties demand speed, consistency, and production. Every unit turn reflects our standards. Every operator is judged by results.

This is not custom home work. This is not residential punch lists. This is apartment rehabs and high-volume unit turns executed with precision.

If you are looking for small jobs, flexibility, or residential-level expectations—this is not the role. If you thrive in production environments and know how to move units fast and right—we want to work with you.

THE MISSION

The Turnkey Operator owns the execution of apartment unit rehabs and turns across LVL Living’s Houston portfolio.

You deliver clean, market-ready units—on schedule, on scope, and on standard.

You will:

Execute high-volume apartment turns without supervision

Meet production timelines consistently

Follow LVL Living scopes, specs, and standards without deviation

Coordinate efficiently with on-site management and maintenance

Deliver repeatable quality at scale

This role demands experience, equipment, and discipline.

WHAT YOU’LL DO

Run Apartment Turns Execute full unit turns including paint, flooring, and prep

Operate efficiently in occupied and vacant multifamily environments

Maintain clean, professional job sites at all times

Identify issues early and communicate clearly—no surprises

Production-Driven Execution

Use paint sprayers (no rollers) for unit interiors

Install LVP flooring efficiently and consistently

Apply epoxy coatings using sprayers

Utilize hoppers where required

Deliver uniform finishes across multiple units

Follow the Standard Adhere strictly to LVL Living scopes of work

Meet turn timelines without extensions or excuses

Correct deficiencies immediately if identified

Respect asset, residents, and schedules

REQUIRED EXPERIENCE & QUALIFICATIONS

This is non-negotiable.

Proven apartment turnkey / multifamily rehab experience

High-volume production background (not one-off projects)

Proficiency with:

Paint sprayers (rollers will not be accepted)

LVP installation

Epoxy application via sprayer

Hopper systems

Ability to staff and manage your own crew

Reliable transportation, tools, and equipment

Ability to hit deadlines consistently

If you do not have apartment turnkey experience, do not apply.

WHO THIS IS NOT FOR

Residential contractors

Custom home remodelers

Crews unfamiliar with apartment environments

THE STANDARD

We expect operators who take pride in speed, quality, and repeatability.

If you want steady volume, clear scopes, and professional expectations—this is the work. If you cut corners, miss deadlines, or need hand-holding—this is not.

LVL Living

Anything worth doing is worth doing right.
