Job description

BKM Capital Partners is a growing firm and we are looking for hardworking professionals that want to grow with us. Located in our Dallas Texas office, the Senior Acquisitions and Disposition Associate will play an integral role by supporting the acquisitions team in all aspects of the investment transaction process including deal sourcing, market analysis, financial analysis, due diligence, and internal investment reviews. The Senior Acquisitions Associate will report to the Director of Acquisitions & Dispositions.

This role is 100% in-office due to the collaborative nature.

The Key Responsibilities:

  • Market Coverage: Lead the market coverage for assigned Central US markets (Dallas, Houston, Austin, Chicago, Denver, Salt Lake, Indianapolis, Minneapolis). As needed, assist the East Coast markets team to cover Orlando, Miami and Atlanta.
  • Business Plan Development: Independently develop investment business plans by identifying value drivers and value-add strategies.
  • Underwriting: Lead underwriting efforts by coordinating leasing, capital, financing, and disposition assumptions across multiple departments.
  • Financial Analysis: Build, review, and validate complex Argus and Excel financial models in partnership with the Financial Analytics team. Prepare cash flow models that will be utilized to value real estate investments.
  • Market Research: Lead market research utilizing CoStar, broker relationships, and internal resources to identify market trends and comparable transactions. Represent BKM within the brokerage and investment community to expand sourcing opportunities.
  • Due Diligence: Lead due diligence efforts and identify underwriting risks, ensuring alignment throughout the transaction process. Partner directly with Transactions, Asset Management, Leasing, Construction, Capital Markets, and Finance throughout acquisitions.
  • Transaction Execution: Present investment recommendations and prepare investment committee memoranda.
  • Investor Relations: Serve as the primary point of contact for investor underwriting questions and property tours.
  • Asset Management: Lead asset transition activities and provide strategic buy/sell recommendations. Lead portfolio performance reviews and monitor capital improvement progress. Make recommendations using Buy/Sell analysis.
  • Dispositions: Support recapitalizations and disposition strategies, including marketing materials, underwriting reviews, and investor diligence.
  • Process Improvement/Reporting: Identify opportunities to improve acquisition processes, reporting, and analytical tools.
  • Teammate: Mentor Associates and assist in onboarding and developing new team members.

The Qualifications:

  • Bachelor’s degree in Real Estate, Finance, Economics or other related business discipline
  • Approximately 5+ years of commercial real estate acquisitions experience
  • Demonstrated success sourcing, underwriting, and executing investment opportunities
  • Advanced proficiency in Excel and Argus
  • Strong understanding of commercial real estate investment principles
  • Excellent presentation and communication skills
  • Proven ability to manage multiple complex transactions simultaneously
  • Knowledge of Central industrial markets; preferably in Texas and/or Chicago
  • Demonstrated leadership, mentoring, and cross-functional collaboration skills
  • Ability to travel (approximately 10-20%) within the designated region
  • Champion the use of AI and emerging technologies to improve process efficiency
