Description / Position Overview

This role exists to bring structure, accountability, and execution discipline to the pre-construction phase of large-scale luxury development projects.

The company is actively developing high-end mixed-use and residential projects and needs someone who can own the process before construction begins — ensuring design coordination, consultant execution, budgeting, permitting, bidding, and documentation are aligned before projects hit the field.

This is not a passive coordination role.

This person will operate at the center of ownership, design, consultants, and construction preparation — driving timelines, forcing clarity, resolving bottlenecks, and maintaining momentum across multiple moving parts.

The ideal candidate understands how early-stage execution impacts downstream construction performance and knows how to keep projects organized, accountable, and build-ready.

Florida development experience is strongly preferred.

Responsibilities

Design & Consultant Leadership

• Own coordination across architects, engineers, consultants, and external stakeholders
• Drive design development milestones and maintain schedule accountability
• Ensure plans align with ownership objectives, project feasibility, and budget expectations
• Identify coordination gaps before they impact permitting or construction execution
• Lead consultant meetings, decisions, and follow-up accountability

Pre-Construction Execution

• Own early budgeting, estimating coordination, and value engineering discussions
• Drive bidding coordination across trades and vendors
• Maintain schedule discipline across pre-construction activities
• Coordinate permitting workflows and regulatory requirements
• Anticipate execution risks before they impact timeline or budget

Documentation & Project Controls

• Maintain organized project documentation, consultant agreements, and compliance requirements
• Ensure decisions, revisions, and project communication are tracked clearly
• Prepare projects for clean transition into active construction
• Establish operational structure and visibility across all pre-construction workflows

Ownership & Accountability

• Operate as the central point of coordination during pre-construction
• Push projects forward without requiring constant oversight
• Hold consultants and stakeholders accountable to deadlines and deliverables
• Create a professional, execution-focused operating environment

Requirements

• Experience owning pre-construction, design management, or development coordination
• Strong plan-reading capability across architectural and engineering documents
• Experience managing external AEC teams and consultants
• Exposure to luxury residential, mixed-use, or large-scale development projects
• Strong budgeting, estimating, or bidding exposure
• Ability to operate in fast-moving, high-accountability environments
• Strong meeting leadership and follow-through discipline
• Florida development or permitting experience strongly preferred

• Direct pre-construction or design coordination ownership experience
