Job Summary
The Maintenance Supervisor plays a key leadership role in ensuring the operational excellence, safety, and appearance of the property. This position oversees all aspects of facility maintenance, including unit turns, systems repairs, vendor coordination, and team supervision. Working closely with site leadership, the Maintenance Supervisor sets the tone for maintenance standards, prioritizes service requests, and ensures compliance with Evergreen's protocols and regulatory requirements. This role combines hands-on technical expertise with strategic oversight and team development responsibilities.
Key Responsibilities
Maintenance Oversight
Lead the day-to-day operations of the maintenance department, ensuring timely and high-quality resolution of work orders, preventive maintenance tasks, and unit turns.
Oversee the inspection and maintenance of property systems including HVAC, electrical, plumbing, and mechanical infrastructure.
Team Leadership & Staff Development
Supervise, train, mentor, and evaluate maintenance and janitorial staff in coordination with the Property Manager.
Vendor & Contract Management
Preventive Maintenance & Asset Management
Coordinate inspections related to building systems, municipal compliance, insurance requirements, and funding agencies.
Regulatory & Safety Compliance
Lead hazard identification and resolution efforts involving LBP, asbestos, mold, radon, or chemical spills in partnership with FMCS and/or third-party providers.
