About the Role:
Beacon Management Services is seeking an experienced and proactive Onsite Community Association Manager to oversee a Mid-Rise Condominium property located in 30308. This individual will serve as the primary point of contact for the COA Board, residents, and vendors, ensuring smooth day-to-day operations while maintaining high community standards.

This is a highly visible, hands-on role that requires strong leadership, organization, and communication skills, along with a passion for community engagement.


Key Responsibilities:

  • Serve as the primary onsite liaison between the COA Board of Directors, residents, vendors, and Beacon Management
  • Oversee daily community operations and ensure compliance with governing documents
  • Develop and manage an annual activities calendar, including community events and clubhouse reservations
  • Coordinate vendor services, contracts, and onsite maintenance activities
  • Prepare for and attend board meetings, providing updates and professional management reports
  • Enforce community policies, architectural guidelines, and rules & regulations
  • Assist in developing and managing the annual budget in partnership with the financial team
  • Conduct routine property inspections and address homeowner concerns in a timely manner
  • Lead and support community events to enhance resident engagement


Requirements:

Qualifications:

  • Active Georgia CAM License required (non-negotiable) OR Georgia Real Estate License with relevant HOA experience
  • 2+ years of community association management experience preferred, ideally within condominium associations.
  • Strong verbal and written communication skills
  • Excellent problem-solving abilities and customer service mindset
  • Proficiency in property management software and Microsoft Office
  • Ability to work independently while managing multiple priorities in a fast-paced environment
