LaMarca Construction is seeking a sharp, analytical, and negotiation-focused Commercial Construction Estimator to anchor our pre-construction division at our corporate headquarters in Jefferson Hills. Operating as an established, family-owned general contractor with over two decades of exclusive national hospitality specialization, our firm commands a high-volume pipeline of hotel renovation projects across the United States.


This position is tailored for a detail-driven estimating specialist who excels at managing a subcontractor-driven bid model rather than self-perform tracking. You will take absolute ownership of multi-trade quantity takeoffs, bid solicitation campaigns, and comprehensive scope reconciliation for projects valued up to $5 Million. Key Responsibilities

You will command the entire pre-construction lifecycle, transforming technical architectural drawings into accurate, highly competitive project budgets:


  • Technical Document Interpretation: Comprehensive review and cross-reference of architectural drawings, mechanical schematics, structural specs, and brand-specific interior finish manuals.
  • On-Screen Digital Takeoffs: Perform high-precision on-screen spatial quantity takeoffs, consolidating trade data models into structured corporate Excel matrices.
  • Aggressive Bid Solicitation: Lead targeted outreach and procurement campaigns, calling and sourcing regional subcontractors across multiple national jurisdictions to secure competitive pricing.
  • Trade Scope Reconciliation: Evaluate incoming subcontractor proposals to verify full scope alignment, ensuring no coverage gaps or redundancies across divisions (flooring, drywall, MEP, carpentry).
  • Jurisdictional Compliance Assessment: Coordinate with municipal building officials and local engineers to identify regional permitting frameworks and code variables before project pricing finalization.
  • Pre-Construction Client Relations: Serve as a technical point of contact for clients, addressing pre-bid questions, design clarifications, and value engineering recommendations.
  • Operational Project Handoff: Finalize line-item project estimates and coordinate comprehensive financial handoff packages for the project management and field field execution teams.


What You Need to Succeed (Qualifications)

  • Estimating Tenure: A minimum of 5 to 7 years of dedicated, professional experience estimating commercial renovations, tenant improvements (TI), or structural interior overhauls up to the $5 Million threshold.
  • Subcontractor Procurement Fluency: Proven mastery of a subcontractor-driven estimating model, with verified experience in cold-calling, vetting, and managing trade buyouts.
  • Software Competency: Expert-level proficiency with digital on-screen takeoff (OST) software architectures and advanced Microsoft Excel spreadsheet logic.
  • Technical Blueprint Literacy: Advanced ability to read, navigate, and audit complex architectural, structural, and civil drawings.
  • Regulatory Knowledge: Functional understanding of local commercial building codes, permitting sequences, and municipal zoning processes.
  • Execution Capabilities: Outstanding communication skills, a high level of organizational discipline, and the capacity to coordinate multiple bids simultaneously under tight deadlines.
  • Education Foundation: High School Diploma or GED equivalent is required.
