Job description

Essential Roles & Responsibilities:

Visit Site during preconstruction phase of projects that PM will be involved in to gain understanding.

Assist preconstruction team with subcontractor list for bidding.

Assist preconstruction team with scope and subcontract preparation.

Prepare preliminary project schedule to allow team to build general conditions.

Review bids with preconstruction team for biddle leveling and proposal presentation.

Liase between Owner, Design Team and Subcontractors.

Ensures and confirms trade SOWs are clear, accurate and complete.

Forecast project profit accurately.

Coordinate directly with Superintendents on manpower needs, SOWs and sequence of work.

Produce clear and reliable schedules.

Administer contract obligations (owners' and subs').

Ensure subcontractors are paid on time for monies earned.

Coaching/mentoring PE/APM/PM.

Facilitate project management policies and processes.

Assists with business development.


Required Skills:

Proficient in Microsoft Office software (Word, Excel, Outlook, PowerPoint).

Proficient in Procore. Proficient in Bluebeam.

Proficient in MS Project or Primavera P6.

Strong verbal communications and strong written communications.

Strong ability to estimate and review proposals/change orders.

Strong knowledge of construction means and methods.

Strong ability to develop detailed schedules and forecast schedule issues/delays.

Strong ability to conduct meetings efficiently with clear agendas.

Strong ability to negotiate and resolve conflicts.

Strong ability to lead and manage teams on multiple and/or larger scale projects.

Financial review - Ability to navigate accounting software to get answers without assistance.

Coaching/mentoring and development of PE, APM and PM.

Strong ability to present/facilitate project management training/workshop once a month.
