Position Description

The Property Maintenance Technician is responsible for performing day-to-day maintenance and repair activities across the companys residential housing portfolio. This role ensures that all properties are safe, functional, and well-maintained while delivering responsive, high-quality service to residents and internal stakeholders.


The Property Maintenance Technician performs routine, preventive, and emergency maintenance tasks, supports work order execution, and coordinates with team members and vendors as needed. This role requires availability to support after-hours, weekend and holiday maintenance needs and reports to the Property and Leasing Manager.


Key Responsibilities

    • Perform routine, preventive, and emergency maintenance across residential properties, including electrical, plumbing, HVAC, and general repairs
    • Complete assigned work orders in a timely, efficient, and quality-driven manner
    • Troubleshoot maintenance issues, identify root causes, and implement appropriate repair solutions
    • Execute and support preventive maintenance programs to extend asset life and reduce downtime
    • Coordinate with team members and support vendors to prioritize and complete maintenance activities
    • Conduct property inspections to identify maintenance needs, deficiencies, and safety concerns
    • Maintain tools, equipment, and work areas in safe, clean, and working conditions
    • Accurately track work orders, materials, and completed tasks within the maintenance system; support preventive maintenance scheduling and reporting
    • Ensure compliance with safety standards and company policies; communicate effectively with residents and internal teams; participate in on-call rotation and respond to after-hours maintenance needs


    Essential Skills & Competencies

    • Strong hands-on technical skills across multiple trades (electrical, plumbing, HVAC, carpentry, etc.)
    • Ability to troubleshoot and resolve maintenance issues independently
    • Strong time management and organizational skills with the ability to manage multiple priorities
    • Effective communication skills with both residents and team members
    • Attention to detail with a focus on quality, safety, and reliability
    • Customer-service mindset with a focus on resident experience
    • Ability to work both independently and as part of a team

    Required Qualifications

    • High school diploma or equivalent required; trade certification (electrical, plumbing, carpentry, HVAC, or related field) preferred
    • Proven experience in residential, commercial, or property maintenance
    • Working knowledge of building systems, including electrical, plumbing, HVAC, and general construction
    • Ability to read and interpret basic drawings, plans, and technical documents
    • Basic computer proficiency for work order tracking, reporting, and communication
    • Valid drivers license
    • Ability to respond to after-hours (including weekends and holidays) maintenance emergencies


    Preferred Experience (includes, but is not limited to):

    • Experience supporting multi-unit residential or workforce housing environments
    • Familiarity with maintenance or property management systems
    • Experience working in fast-paced or service-oriented environments
