Salary: $60,000 not including monthly and yearly performance bonuses

RESPONSIBILITIES:
We're seeking a detail-oriented, proactive Property Manager to oversee the day-to-day operations of our short-term rental portfolio throughout the Texas Hill Country. This region includes select properties in Boerne, Llano, Dripping Springs, Kendalia, Wimberley, and growing! Johnson City is the ideal location for this candidate to reside in due to the proximity to the properties. In addition to managing your assigned portfolio, you'll collaborate with and support fellow Property Managers across neighboring regions (Fredericksburg and Spicewood).
As the primary on-property point of contact for homeowners, you'll play a key role in delivering exceptional property care and guest experiences by overseeing housekeeping, maintenance, inventory, and operational excellence. This position is ideal for someone who is highly organized, communicates effectively, thrives in a fast-paced environment, and can confidently adapt to shifting priorities while maintaining a high standard of service.
  • Oversee the operations of a Hill Country vacation rental portfolio of 15-30 homes and ranches, ensuring properties are guest-ready, well-maintained, and operated in accordance with company and owner standards.
  • Manage daily housekeeping, maintenance, inspections, and property tasks through company systems, ensuring work is completed on schedule, properly documented, and communicated to all relevant teams.
  • Coordinate vendors, maintenance projects, repairs, and preventative maintenance while managing costs, approvals, and property upkeep.
  • Communicate proactively with housekeeping teams, maintenance staff, vendors, internal departments, owners, and guests to ensure smooth operations and exceptional service.
  • Serve as the primary owner contact for operational matters, responding to questions, coordinating owner visits, and maintaining strong owner relationships.
  • Manage inventory and ordering for linens, guest supplies, and property essentials.
  • Assist with onboarding new properties to ensure a smooth transition into the portfolio.
  • Support the Guest Experience team by addressing operational needs and coordinating special guest requests.
  • Handle accounting-related responsibilities including expense reviews, vendor payments, invoice approvals, and month-end reconciliations.

ABOUT YOU:
  • Strong organizational and time-management skills with the ability to handle shifting daily priorities.
  • Excellent written and verbal communication.
  • Experience with property management and Google Sheets preferred.
  • Experience coordinating vendors, housekeeping teams, and owners simultaneously.
  • Comfort and willingness to leverage AI tools to streamline workflows, improve communication, and increase operational efficiency.

KEY INFORMATION ON THE POSITION
  • Full-time role with a flexible schedule based on property needs.
  • Participation in an on-call rotation for urgent issues.
  • Availability for occasional evenings, weekends, and holidays as needed to support guest stays and operations.
  • Must have reliable transportation and a valid driver's license, with the ability to travel between multiple properties in a day.
  • Must be reliable, responsive, and able to handle time-sensitive situations independently.
