The Role

Location: Remote - travel to DMV area
Type: Full Time

Salary $140-160k + Bonus

We are looking for a Property Acquisitions Manager to join our Team! Referred to internally as Acquisitions Lead, you will be responsible for sourcing, evaluating, advancing, and negotiating new PureGym locations within an assigned regional patch.

This role is the frontline of PureGym’s U.S. growth; you will be in the market daily, driving broker activity, walking sites, assessing trade areas, negotiating terms, preparing investment cases, and moving opportunities rapidly through the pipeline.

The Acquisition Lead is measured on pipeline velocity, deal quality, commercial rigour, and conversion to signed sites.

This is a hands-on, high-pace commercial role for someone who thrives in the field, works autonomously, and delivers results. Activities to include:


1. Source & Build the Pipeline

  • Generate a continuous funnel of high-quality site opportunities.
  • Drive brokers proactively; daily engagement, clear directives, rapid feedback.
  • Leverage local knowledge, competitor mapping, and demographic tools.
  • Perform first-pass assessments: visibility, access, footfall, competition, constraints, and deal viability.

2. Lead Deal Evaluation & Early Commercial Assessment

  • Conduct site visits independently and prepare structured assessments.
  • Analyse rent levels, occupancy cost ratios, landlord strength, and competitive adjacencies.

3. Negotiate Commercial Terms

  • Engage landlords directly; this is not a broker-only role.
  • Negotiate heads of terms, rent, TI contributions, rent free, and lease-flexibility provisions.

4. Feasibility, Approvals & Investment Cases

  • Build feasibility and initial ROI models in partnership with Finance.
  • Prepare Capex Committee materials, including narrative, drawings, capex assumptions, and financial returns.
  • Present opportunities confidently and defend the commercial rationale.
  • Ensure decision makers have clear, concise, well-structured information.
Requirements:

The Person


Essential Experience

  • Extensive experience in retail, fitness, grocery, fast-casual, pharmacy, discount, or similar multi-site acquisition roles.
  • Demonstrable experience sourcing and negotiating small-box retail leases.
  • Hands-on negotiator comfortable dealing directly with landlords and REITs.

Commercial & Analytical Skills

  • Strong understanding of real-estate financials, occupancy cost, TI structures, and commercial levers.
  • Comfortable working with financial models and investment cases (training will be provided).
  • Able to make clear, evidence-based recommendations quickly.
