Salary: $85,000.00 Annually

The Role: The TJH Sales Manager (Buy Services) is responsible for the sale of a curated portfolio of new homes in various stages of planning and construction within a defined territory. This role is highly relationship-driven, partnering closely with top brokers and agents (among others) to cultivate a strong client pipeline of customers, to drive demand, and to position Thomas James Homes as the premier builder of choice in the market(s) they serve.

Key Responsibilities
  • Work closely with the divisional team to list, sell and market assets (Spec Homes, Buy & Builds and Presales) in various stages of development and construction efficiently in alignment with TJHโ€™s Asset Light Strategy.
  • Be able to work independently in the field with exceptional time management skills.
  • Schedule appointments and respond promptly to asset inquiries generated through the MLS and broker relationships.
  • Give regular, large-scale presentations to broker offices and community events.
  • Ensure all leads are accurately entered and maintained in the CRM (Salesforce).
  • Plan, manage, and conduct property Open Houses, clearly communicating schedules and event needs to to the Asset Management and Division Marketing teams.
  • Be available on weekdays and weekends to support Grand Openings and open house events.
  • Communicate and negotiate all offers received from prospective buyers and their agents in partnership with Divisionโ€™s internal team for final approval.
  • Negotiate directly with prospective buyers and their agents to sell each asset at or above TJHโ€™s internal sales value.
  • Build and maintain strong relationships with the broker community in the assigned market.
  • Actively manage their sales pipeline with excellent CRM hygiene.
  • Collaborate with internal planning, design, and construction teams to address questions or concerns from prospective buyers
  • Coordination with internal Asset Specialist and Build Experience teams to facilitate an excellent customer experience from first visit to close of escrow.
  • Coordinate with lenders and the transaction team to ensure a seamless escrow process and on-time closings
WHAT YOU'LL NEED:
  • 5+ years of real estate / home sales experience
  • Salesforce CRM software experience
  • Valid Driver's License
