Job Description

The Senior Project Manager provides planning, coordination, and leadership for project management activities to ensure projects meet owner requirements, specifications, budget, and schedule objectives from project inception through construction closeout.

This position may supervise office and field administrative staff, project and field engineers, assistant project/construction managers, and other assigned personnel.

Essential Duties & Responsibilities
  • Review and summarize project data, reports, and documentation.

  • Conduct field inspections to verify construction compliance with design documents and Division of the State Architect (DSA) requirements.

  • Monitor project performance and provide reports, recommendations, and solutions to the Project Director and PMO regarding project status, delivery objectives, schedules, budgets, costs, staffing, delays, disputes, change management, and compliance with standard operating procedures (SOPs) and construction requirements.

  • Identify project risks through direct field observations and knowledge of the design and construction process; develop mitigation strategies and maintain the project risk register.

  • Coordinate with the Design Team and stakeholders to develop and implement construction phasing and swing space plans, while monitoring progress against established milestones.

  • Collaborate with the Design Team, contractors, inspectors, DSA representatives, and other stakeholders to resolve complex construction-related issues in a timely and cost-effective manner.

  • Directly oversee project closeout activities to ensure compliance with DSA, District, and PMO requirements, including coordination with relocation project managers regarding furniture, fixtures, and equipment (FF&E), asset disposition/surplus, and relocation-related activities.

  • Support the planning, programming, and design phases of projects by assisting team members with project management, coordination, and stakeholder reporting activities.

Minimum Qualifications
  • Bachelor's degree in Architecture, Engineering, Construction Management, Urban Planning, or a closely related field.

    • Four (4) additional years of qualifying experience beyond the minimum requirements may be substituted for the required education.

  • Seven (7) years of experience managing multiple design and construction projects.

  • At least two (2) years of the required experience must involve educational facility design and construction projects.

  • Experience delivering Design-Build projects.

Preferred Qualifications
  • Experience working with the Division of the State Architect (DSA) and familiarity with construction and design review processes.

  • Experience supporting large capital improvement programs.

  • Knowledge of applicable provisions of the California Public Contract Code.

  • Experience participating in formal construction partnering programs.

  • Comprehensive understanding of all phases of the project lifecycle, including planning, design, construction, and closeout.

  • Demonstrated ability to manage multiple priorities, solve complex problems, and successfully deliver projects.

  • Current and valid California Architect license issued by the California Architects Board, or Professional Engineer (PE) license issued by the California Board for Professional Engineers, Land Surveyors, and Geologists.

  • Current Certified Construction Manager (CCM) credential from the Construction Manager Certification Institute (CMCI).

  • Current Design-Build Institute of America (DBIA) certification.
