POSITION OVERVIEW:

The Franchise Real Estate Manager owns the franchise real estate pipeline from FA signing through lease execution, driving deal velocity, managing Area Developer timelines, and delivering the site pipeline that fuels KidStrong's opening goals. The role combines deal management, broker network development, and market analytics, working directly with Franchise Partners to assist in managing their real estate timelines and signing leases. This position primarily supports the Real Estate Team and Area Developers in the field as well as cross-functional stakeholders.

IN THIS ROLE, YOU WILL:
  • Own real estate pipeline reporting for leadership — build and maintain the dashboards, forecasts, and RE Committee cadence that drive development decisions
  • Own all real estate aspects up through lease signing
  • Develop relationship with a network of commercial real estate brokers to identify potential sites for new center development and relocations
  • Measure key milestones & improve time to open – FA signing, LOI execution, lease execution, permitting, construction
  • Hold Area Developers accountable to development schedule milestones — driving LOI and lease execution timelines through proactive communication, escalation, and relationship management
  • Contributes to the development and implementation of departmental procedures and controls to monitor projects and improve processes more effectively
  • Provide in-depth analysis of KidStrong and competitors’ stores to better understand the brand and its customer from a real estate perspective
  • Manage and develop the Real Estate Coordinator
  • Develop market plans based on KidStrong’s metrics and collaboration with Real Estate Team, brokers, and KidStrong stakeholders
  • Leverages Plotr and other geospatial tools to optimize market plans
  • Supports Real Estate Team in the market validation and site selection process with portfolio reviews of multi-property landlords
  • Supports the Real Estate Team by managing the progress of deals, ensuring an efficient timeline and cadence of deals to Real Estate Committee
  • Collaborates with Real Estate Team stakeholders to create Real Estate Packages by holistically analyzing each sites’ demographics, behavior, site attributes, and financials to provide final
  • Supports the Franchise Development team by validating market and territory data and exhibits for prospective area developers and their legal agreements
  • Supports the Franchise Development team to create ad hoc analysis of markets and territories to assist in sale of franchise units
WHO YOU ARE:

You are a smart and eager contributor who enjoys building relationships and solving problems. You have a bias for action, thrive in a coaching culture, and are comfortable giving and receiving direct communication. You have:

  • 3-5+ years of experience negotiating Real Estate leases (Franchise or Corporate)
  • Bachelor’s degree with a concentration in finance, economics, physical sciences, math, engineering, statistics, real estate, geography, analytics or business-related required
  • Very strong analytical skills and attention to detail as well as interpersonal skills
  • Advanced Excel/Sheets, comfortable building models and reports from scratch
  • 1+ year of experience with Buxton, Placer, VisionMap, VisionTrack or equivalent
  • Experience with tools like Clickup
  • Interest in fitness, retail, commercial real estate, data analytics, corporate strategy
