Job description

Hackman Capital Partners is seeking a highly motivated and analytical Associate, Asset Management to support the strategic oversight and performance optimization of the company's growing portfolio of premier film and television studio assets. This role offers direct exposure to institutional-quality real estate asset management within one of the entertainment industry's leading studio platforms.
The Associate will report to the Senior Vice President, Asset Management and play an integral role in managing asset performance across a diverse portfolio of studio, media, and creative real estate assets. Responsibilities include financial analysis, business plan execution, leasing strategy support, capital planning, operational oversight, development coordination, portfolio reporting, and the thoughtful use of modern AI tools to improve workflow efficiency and analytical output.
The ideal candidate is intellectually curious, highly organized, quantitatively strong, and passionate about commercial real estate, entertainment infrastructure, and value creation. This position provides a unique opportunity to contribute meaningfully to some of the most iconic studio and media properties in the industry while developing expertise across asset management, development, operations, investment strategy, and technology-enabled business practices.
Requirements
Asset Management & Portfolio Functions
Support the execution of asset-level business plans and value creation strategies across HCP's studio portfolio.
Analyze and monitor property performance, including occupancy, leasing activity, operating expenses, capital expenditures, and revenue trends.
Develop and maintain financial models, budgets, forecasts, and investment analyses to support asset-level decision-making.
Assist in the preparation of quarterly asset reviews, portfolio reporting packages, and strategic presentations for senior leadership.
Support leasing initiatives through market research, tenant analysis, lease reviews, and financial evaluation of leasing opportunities.
Coordinate with property management teams to monitor operating performance, budget variances, and ongoing operational initiatives.
Conduct market research and competitive analysis related to studio, media, industrial, and creative office assets.
Assist in preparing investment memoranda, asset summaries, and strategic recommendations for leadership and ownership groups.
Support capital planning efforts, including redevelopment, construction, entitlement, and capital improvement initiatives.
Maintain organized asset-level operational, financial, leasing, and development documentation.
Track key performance indicators and identify opportunities to enhance asset performance and maximize long-term portfolio value.
AI Tools, Technology & Workflow Optimization
Use modern AI tools such as Claude, ChatGPT, and other AI-enabled productivity platforms to support research, analysis, reporting, drafting, workflow organization, and internal process improvement.
Identify opportunities to responsibly integrate AI tools into asset management workflows, including market research, document review, meeting preparation, presentation support, data synthesis, and portfolio reporting.
Apply strong judgment when using AI tools, including reviewing outputs for accuracy, maintaining confidentiality, and ensuring all work product meets HCP's quality, professionalism, and discretion standards.
Stay current with emerging technology and AI tools that may improve productivity, communication, analysis, and decision-making across the Asset Management function.

Required Qualifications
Bachelor's degree in Real Estate, Finance, Business Administration, Economics, Accounting, Urban Planning, Construction Management, or a related field.
2-5 years of relevant experience in asset management, acquisitions, investments, development, commercial real estate, consulting, investment banking, private equity, or a related field.
Strong financial modeling and analytical experience.
Proficiency in Microsoft Excel, PowerPoint, and Outlook.
Experience analyzing operating statements, budgets, leases, and capital projects preferred.
Familiarity with Argus, Yardi, MRI, or similar real estate software is a plus.
Experience using or strong interest in adopting AI tools such as Claude, ChatGPT, and similar platforms to support research, analysis, reporting, and productivity is preferred.
Ability to commute to Culver City, CA for in-office collaboration.
