Job description

Position: Associate, Retail Asset Management - hybrid role
CONTINENTAL REALTY CORPORATION (CRC) is seeking a Retail Asset Management Associate with strong critical thinking skills, looking for an opportunity to gain experience through active management of a diverse retail portfolio. Accurate and detail-oriented reporting is paramount to this role. Financial and operational reporting must also be paired with strategic thinking and solutions-focused recommendations. Associate will assist Asset Managers with a variety of projects and will also be expected to manage a small portfolio of properties.
Essential Duties and Responsibilities:
Performance Management & Business Plan Execution
  • Own and uphold property-level business plans for a portfolio of 12-15 properties, ensuring consistent execution across all operating teams.
  • Monitor asset performance relative to underwriting through leasing activity review, quarterly valuations, and annual budget analysis.
  • Provide clear, investment-focused context around variances to underwriting and recommend corrective actions or strategic adjustments.
  • Partner closely with Leasing and Property Management on major strategic decisions affecting asset performance.
Communication
  • Demonstrated strength in written communication, including Investment Committee memos, asset-level performance reporting, and investment recommendations.
  • Effective verbal communicator with the ability to present to Investment Committee and Valuation Committee.
  • Ability to work cross-functionally with Operations to ensure clear alignment and execution of property business plans.
  • Serve as an external point of contact for investors, lenders, and other stakeholders.
  • Manage third-party investment sales brokers and lead negotiation of purchase and sale agreements (PSAs).
Capital Expenditure (CapEx) Planning & Forecasting
  • Maintain and manage property-level CapEx forecasts, ensuring discretionary spending and leasing capital are properly sequenced and fully funded.
  • Oversee execution of budgeted capital projects in alignment with underwriting assumptions.
  • Evaluate ROI and strategic merit of proposed discretionary CapEx based on leasing conditions, asset stability, and point-forward hold period.
Cash Flow Management & Distributions
  • Oversee asset-level cash management, including distributions, based on operating cash flow, cash on hand, lender reserve requirements, and future funding availability.
Capital Event & Hold/Sell Analysis
  • Identify and evaluate asset-level optimization opportunities, including hold, sale, or recapitalization considerations annually and at key milestone events.
  • Maintain up-to-date underwriting models for valuations and hold/sell/recap analyses.
Valuations
  • Conduct property-level DCF valuations in accordance with CRC's valuation policy.
Disposition Management
  • Lead asset-level execution of approved dispositions from pre-marketing through closing.
  • Partner with Capital Markets and Portfolio Management on pricing, timing, and marketing strategy.
  • Coordinate asset readiness, diligence materials, and buyer communication across internal teams.
Loan Compliance & Debt Management
  • Ensure ongoing compliance with property-level loan covenants, including DSCR requirements and reporting obligations.
  • Oversee and optimize loan draws, ensuring timely submissions aligned with CapEx execution and cash flow optimization.
  • Serve as the primary asset-level point of coordination for lender reporting and compliance matters.
Required Skills and Qualifications:
  • Bachelor's degree in Real Estate, Finance, Business or related field.
  • 5-8 years of experience in real asset management, real estate investment, or a related discipline.
  • Strong understanding of retail leasing dynamics, operating budgets, and real estate underwriting.
  • Ability to synthesize financial, operational, and market information into actionable investment recommendations.
  • Proven ability to manage cross-functional relationships and drive accountability across operating teams.
  • Advanced proficiency in Excel and real estate financial analysis tools (e.g., ARGUS preferred).
