What You Will Be Doing 

We, at ONX Homes, are hiring for Director - Strategic Projects & Assets. This position works with the Operations, Regional Leads and Finance in the day to day administrative and financial accounting responsibilities as they relate to capital identification (Equipment, building and Land) in various US regions, construction activities and maintaining / monitoring capital project accounts. The job description also is to determine site utilization, projections, and available Capacity to anticipate business needs and master plan sites.

Essential Job Functions

  • Define and maintain the Equipment Capex, Facilities Capex Process including the Capital Expend Forecast, Capex Approval Requests and Projects Portfolio.
  • Carry-out needs assessments with the BU and Regional Leads along with Operations to map out requirements in each site as an input for development of plans and strategies.
  • Conducts project feasibility studies, programming, master planning, initial cost estimates, and project justification to develop Capital Plans.
  • Coordinate early planning stages of construction projects to ensure standards and codes are met; and to establish realistic expectations of budget, scope and schedule.
  • Manages and directs construction project planning and administration across regions and sites; inclusive of assembling all review comments, monitoring compliance and reviewing changed orders
  • Supervises, assigns and trains project managers, and other project and support staff in the performance of construction administration.
  • Provides engineering services and technical assistance to Facilities Regional and Site Staff.
  • Conduct all activities with a focus on cost savings. Research and implement innovative cost reduction programs. Survey all facilities to recommend operational efficiencies resulting in cost savings or increased productivity.
  • Provides leadership in the development and roll out of Facilities Best Practices with the intent to standardize methods, equipment, spare parts and comply with code, regulatory and market driven requirements for:
  • Building Design and Construction.
  • Project Management
  • Building Systems Installation and maintenance.
  • Energy Management.
  • Works/partners with Procurement to define solutions and develop strategic relationships for Facilities Services and Commodities, for Capital Expenditure items including equipment purchases, Furniture and Regular Expense Items like contractor services, etc. also in the identification of opportunities for the developing of economies of scale across sites and regions by assisting Procurement in bidding, negotiations and administration of regional or national contracts for technical products or services associated with Facilities.
  • Support the implementation of comprehensive Preventive and Corrective Maintenance programs through an IWMS to ensure all company-wide Facilities assets are identified and maintained.
  • Other reasonably related duties as assigned.

Required Qualifications: 

  • Bachelor’s degree in engineering discipline (mechanical, electrical, civil, etc.) or similar field. Master’s degree in management discipline or similar discipline preferred.
  • Substantial related engineering experience required. Minimum of seven (7) years design & Construction experience with a minimum of 5 years’ experience in Physical Plant Operations and 5 years of relevant construction and contract administration experience. Relevant equivalent field experience coupled with formal education will be considered.
  • Ability to simultaneously organize and manage multiple priorities and activities.
  • Previous experience in project management.
  • Demonstrated excellent written and oral communication skills.
  • Must possess computer skills that are adequate to permit effective use of Facilities Management data systems (including CAD).
