Responsibilities:
Be able to locate, vet, and hire contractors, subcontractors, trades, and vendors.
Create construction job timeline, benchmarks and draw schedule based on agreed upon scope of work & bid.
Manage contractors/subs/vendors to said timeline & benchmark schedule.
Visit each construction job at least 2X weekly to check-in on progress, meet with crews, and take pics & video.

Construction Project Manager
Job duties: Create scopes of work for construction projects and then locate, vet, and hire contractors, subcontractors, trades, and vendors. Create construction job timeline, benchmarks and draw schedule based on agreed upon scope and manage contractors/subs/vendors to said timeline. Visit construction jobs to check progress and facilitate final walk throughs.
Position Focus: Ensure construction projects are done on time and on budget.
Key Performance Indicators (KPI’s) & Expectations:
Construction Project Manager is in charge of all things related to planning, execution, oversight and management of a construction project. The Project Manager will ultimately be responsible for outlining a scope of work, collecting bids from contractors, locating & hiring contractors/subs/vendors to execute the scope of work, management of all contractors and vendors during the work cycle, and to meticulously track and monitor timeline & budget actual versus planned for each project using benchmarks and draw schedules. Besides being the primary manager and point of contact for all contractors & vendors, the Project Manager should also monitor and track progress by taking pictures and videos of each project at least once per week in order to keep the project on budget and on schedule.
Expectations:
Outline and create a scope of work for the specific construction project
Be able to locate, vet, and hire contractors, subcontractors, trades, and vendors
Have projects bid on by multiple contractors and be versed in analyzing line item bids
Create construction job timeline, benchmarks and draw schedule based upon scope & bid
Manage contractors/subs/vendors to said timeline & benchmark schedule
Visit construction jobs frequently to check progress, meet with crews, and take pics & video
Facilitate final walk through of completed projects and mark “blue tape” items/defects
Responsibilities:
Create scopes of work and budgets
Properly develop and document scope of work.
Develop appropriate budgets given scope of work.
Approve scope and budget with the Company/owner.
Develop start and end dates along with a draw schedule.
Meet and work with different vendors/contractors
● Find and vet out new contractors and vendors.
● Obtain quotes from various vendors.
Negotiate and agree to contract terms with vendors.
Document and manage projects to completion
● Track actual complete vs planned for scope of work.
● Track actual vs planned for budget expenses.
Track actual vs planned for timeline and end date.
Weekly Key Performance Indicators (“KPIs”)
Number of bids collected per project: 3
Planned vs actual timeline: +/- 10%
Planned vs actual budget: +/- 5%
Planned vs actual scope of work completed: 99%+
Number of defects at final walkthrough: <5

Resources/Tools. Employee will be provided with tried and proven systems to help in your success. This will include but isn’t limited to, a workstation, CRM login, cell phone, and other software systems.
Works Hours:
Monday – Friday:
8:30am – 9:00am: Start of workday (huddle meeting)
9:00am – 12:00pm: Morning working hours.
12:00pm – 1:00pm: Lunch/Free
1:00pm – 5:00pm: Afternoon working hours.
Meetings. Attendance is recommended at all team meetings. Employee is required to meet for a minimum of 1-hr (one on one) with Manager weekly, but daily may be necessary.
