Director of Maintenance

A successful candidate is responsible for overseeing and maintaining the upkeep of the building facilities and amenities to ensure resident satisfaction. Able to demonstrate enthusiasm, leadership, teamwork, and strong communication skills. Having the ability to manage and delegate porters and maintenance staff in a fast-paced environment. Must have hands on experience in HVAC, plumbing work, electrical repairs, and general maintenance. Responsibilities include reporting directly to the general manager and area director of maintenance to manage R&M controllable expenses and capital expenditures. The ability to work with property management and with scheduling unit turnovers, building inspections and scheduling work orders. A liaison for ownership to ensure all commercial retail is abiding to all community guidelines related to R&M.
Responsibilities
Compliance –
- Ensure all facilities meet safety codes according to municipality and state requirements
- Maintain swimming pool within local municipality/state requirements
- Knowledge of HVAC systems with the ability to supervise team staff to troubleshoot equipment and maintain with a comprehensive maintenance schedule
- Manage and ensure third party elevator vendor is maintaining systems per contractual requirements
- Comply with all municipality/county/state regulations where applicable for waste and recycling removal
- Must follow property local standard operating procedure for waste and recycling removal
- Comply with Urby standards and all municipality/state/country regulations where applicable for fire protection systems
Management –
- Oversee porter + maintenance departments to ensure all job tasks and responsibilities are being completed in a timely manner
- Conduct regular building inspections, including all grounds and MEP equipment rooms
- Familiarity in understanding blueprints and schematics
- Utilize approved asset tracking system (Entrata) for work orders and help drive resident satisfaction
- Comply with Urby standards in relation to turnover/move in procedures utilizing property software tracking systems
- Ensure all public spaces are maintained as "like new" condition; items in the public space areas and amenities must be functional and meet Urby standards
- Maintenance shop, MEP rooms, and BOH areas are to be kept clean and organized to comply with URBY safety guidelines
- Ensure all maintenance service agreements are being scheduled accordingly with contractors – landscaping, generator, HVAC, etc.
- Be available for all building related emergencies. Emergency events include but are not limited to:
- fire and fire alarm activation
- natural disasters (floods, tornados, hurricanes, etc.)
- catastrophic technology failure (power, telephone, elevators, etc.)
- gas leaks
- plumbing leaks
- structural collapse
Financial –
- Manage and understand finance reporting to work within controllable budgets
- Work directly with General Manager and Area Director of Maintenance in managing capital expenditures
- Process, track and effectively submit department payroll on a biweekly basis
Attributes
- HS Diploma/GED required
- 2-3 years in leadership role with proven ability and desire to coach and development team members
- Hands on experience in plumbing work, electrical repairs, and general maintenance
- Preferred 5 years' experience with HVAC.
- Certified Pool Operator (CPO) licensee preferred
- Effective verbal + written communication skills
- Highly developed customer service skills
- Comfortable in working in fast-paced environments
- Strong ability to manage multiple projects and/or emergencies and delegate tasks
- Proficiency in software systems relating to property management and or related industries
