Assistant Superintendent
- Full-Time
DUTIES:
1. Manage detailed scopes of work for capital projects.
2. Follow and adhere to bids for all capital projects.
3. Maintain and update software for reporting job related tracking.
4. Facilitate on a regular basis with contractors to manage the project schedule.
5. Oversee and track all progress and quality to ensure projects are delivered on time.
6. Work with purchasing department with regards to ordering all materials and supplies for projects.
7. Maintain inventory supplies and company tools.
ATTITUDE
1. Wear company ID at all times.
2. Always display a friendly, courteous attitude towards residents, staff and contractors.
3. Maintain and promote a good attitude with other employees.
4. Never confront employees or contractors in front of residents.
5. Keep uniforms clean, dress in a professional manner.
SKILLS, KNOWLEDGE AND PERSONAL CHARACTERISTICS
The following skills, knowledge and personal characteristics are desirable for job success:
* Construction Management experience is required
* Computer skills is required
* Carpentry, plumbing, electrical, and mechanical knowledge
* Safety conscious and knowledge of general safety requirements
* Ability to work with pressures of deadlines
* Ability to flex work schedule to accommodate emergencies
* Report daily to the VP of Construction and Superintendant
* Assist the Superintendant as needed and/or requested
PHYSICAL DEMANDS
Working Conditions:
Frequent walking, climbing (stairs and ladders), overhead work, repetitious motion, stooping, kneeling, carrying, and heavy lifting.
Primarily outside, secondarily inside, work around machinery with moving parts, work around traffic areas, slippery or uneven walk areas, work alone and exposure to dust, fumes, insects, animals, weather, humidity, and the general public.
Physical Requirements:
Seeing, hearing, mobility, and good physical condition.
Hazards:
Power equipment, hand tools, electricity, chemicals, and frequent heavy lifting.
