Project Superintendent:       Willing to travel to the Bay Area


Summary:          

Provide jobsite supervision and coordination of commercial building construction projects of various sizes and complexity:  supervise/coordinate with all trade labor & subcontractors; interface with the project manager, owner, architect, engineers, local officials, technicians & others; attend project meetings, update as-built drawings, review/update/approve/submit required documentation (i.e., RFI’s submittals, schedules, daily logs, change orders,  SWPPP, safety training & reporting, etc.).


Essential Duties and Responsibilities:

The Site Superintendent's primary duty is to maintain the highest level of client satisfaction within the bounds of the contract, estimate, and planned level of quality. The major duties of this position are listed below. These are not to be construed as exclusive or all-inclusive; other duties may be required and/or assigned.

  • Manage construction quality.
  • Maintain the company's reputation using professional and ethical business practices in all dealings with clients, crew, subcontractors, and others.
  • Work independently on smaller projects or as a member of a project team on larger projects.
  • With team, develop and pursue project profit making opportunities while maintaining good relationships.
  • Provide the necessary leadership required at the job site, including but not limited to: safety, technical resources, and crew management.
  • Delegate authority commensurate with crew members' abilities.
  • Establish and maintain a thorough working knowledge of the applicable project plans, specifications and contracts required for the project.
  • Review contract documents to determine appropriate construction methods and construction sequencing.
  • Develop the detailed construction phase schedule for the project and update weekly to ensure critical path activities and milestones are being achieved. Develop recovery plans to mitigate any delays to the critical path of the project. Publish three-week look ahead schedules.
  • Provide estimating and basic project management duties as needed to facilitate project development.
  • Work with the Project Manager to make a list of specific goals, deadlines, and cost forecasts for each phase of the project and coordinate these goals with the crew and subcontractors to ensure project success.
  • Review the budget with the Project Manager to clarify inclusions and exclusions. Process back charges and maintain required documentation.  Assist the Project Manager in coordination of change order processing. Ensure that the required approvals have been obtained prior to authorizing change order work.
  • Review timecards and invoices as, as needed, for proper billing and cost coding.
  • Establish project preplanning activities with subcontractors to ensure coordinated efforts and outcomes in the field. Discuss and document during subcontractor meetings.
  • Manage all aspects of the project construction including day-to-day scheduling, building inspection scheduling, material and subcontractor schedules, and construction details.
  • Field coordination to include: RFI’s, Extra Work Authorizations, Record Drawings, Daily Reports, etc., Field Purchase Orders, Equipment Rental, Debris Removal, Safety, etc.
  • Coordinate all work activities performed by Jackson personnel, Subcontractors, Suppliers, or Owner/Tenant provided workers Schedule labor and crew requirements weekly. Order/obtain the necessary tools/equipment/materials as needed.
  • Complete quality control reviews of all work in progress. Inspect work in progress to ensure that workmanship conforms to specifications and the adherence to construction schedules. 
  • Ensure all onsite personnel, including subcontractors, comply with project procedures, safety program requirements, work rules, etc. Document all violations, notify project management, recommend/implement corrective actions as required.
  • Assume responsibility for productivity of subcontractors, efficient use of materials & equipment, and contractual performance of the project.
  • Assist in resolving construction problems (lack of productivity, work interfaces, etc.) as required.
  • Draft & generate field design change requests.
  • Oversee the installation, maintenance, and record-keeping of required SWPPP measures.
  • Oversee the security of jobsite; dust control; noise control; clean-up, etc.
  • Schedule all jobsite activities utilizing scheduling tools; communicate schedules to all parties.
  • Oversee field quality control; code compliance; etc.
  • Set up the job site with the appropriate job office needs (telephone, temp power, plan table, toilet, internet access etc.)
  • Oversee jobsite safety and provide safety record-keeping/documentation. Maintain a clean, orderly, and safe job site; conduct daily site walk & safety report.  Conduct weekly safety meetings.
  • Meet regularly with the client and architect.
  • Ensure accurate, complete, and timely paperwork reaches the office.
  • Review job cost reports monthly with the Project Manager including completed percentages and cost to complete.
  • Ensure all construction activities are running according to estimated costs and schedule with Project Manager's assistance.
  • Act as the technical authority for client questions or concerns.
  • Finalization of the project including punch list completion. Coordinate the prompt completion of all punch list items and efficient demobilization from job site.

Education and Pertinent Experience:  The minimum requirement for education and experience are listed below.  Consideration may be given to individuals with an equivalent combination of education and experience.

  • Minimum 7 – 10 years of commercial superintendent experience including: ground up construction, renovations, tenant improvements for office, industrial, medical, education, religious, hotel, and retail.
  • Knowledge of all elements of commercial construction and understanding of skilled trades.
  • Experience in design/build or design/assist delivery, construction management and build-to-suits.
  • Thorough understanding of construction documents, specs, schedule, and budget.
  • Safety: OSHA 10-HR Certification, CPR/First Aid Certified, Fall Protection and Scaffolding Certifications
  • Comprehensive knowledge and understanding of Building codes and ADA requirements.
  • Familiarity of Storm Water Pollution Prevention (SWPP)
  • An ability to schedule, drive production, and a "can do" attitude while demonstrating a professional work ethic is essential.
  • Interested in continuous improvement, both in teaching/mentoring others and being mentored.
  • A wide degree of creativity and latitude is required.
  • Professional, detail oriented, methodical, and organized.

  • Computer Skills: Proficiency with smart phone/tablet, and computer software, including Microsoft Windows 8/8.1MS Office Suite (Outlook, Word, and Excel), MS Project, BlueBeam, and Evernote. 
  • Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.  Ability to compute rate, ratio, and percentage.

                                            

Physical Requirements:

  • The employee must regularly lift and or move up to 25 pounds and occasionally lift or move up to 75 pounds.
  • Ability to climb permanent and temporary stairs, passenger use of construction personnel hoists, ability to climb ladders and negotiate work areas under construction.
  • Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and the ability to adjust focus.
  • Performing this job requires use of hands to finger, handle, or feel objects, tools, or controls, sit, talk, and hear, stand, climb, balance, stoop, kneel, crouch, or crawl.
  • Drive a vehicle.


Working Environment:

  • While performing the duties of this job, the employee regularly works on-site at the construction work site where the employee is exposed to moving mechanical parts; high precarious places; fumes or airborne particles; outside weather conditions and risk of electrical shock.
  • The noise in these work environments is usually moderate to very loud.
  • The employee will be exposed to chemicals used in the performance of duties.
