Join our team at Second Street Fund, as a Full-Time Maintenance Technician. You will play a pivotal role in maintaining and repairing our equipment and facilities. From troubleshooting mechanical issues to conducting preventive maintenance, you'll be instrumental in keeping our operations running efficiently.

In this role, you will be required to live onsite (unit is included details to be confirmed upon offer).

Compensation for a Maintenance Technician is $23 per hour, health benefits and 401k.

Schedule: This a full-time, hourly position. Work schedule may include Saturdays and/or Sundays and 40 or more hours per week. May include "on-call" hours. Hours and needs may vary due to business need. Overtime will be paid as required by law.

Essential Duties & Responsibilities: include the following but are not limited to this list. Additional duties or functions may be assigned as deemed necessary by supervisory personnel.

  • Responsible for the daily repair and upkeep of the property, buildings and interior units, including fitness room, common bathrooms, business offices and pool areas.
  • Responsible for responding to maintenance work orders in a timely fashion as assigned by supervisor or office staff.
  • Responsible for the preparation of vacant units for occupancy) cleaning, painting, repairing, etc.).
  • Responsible for general maintenance of plumbing, electrical HVAC, appliance and countertop replacement.
  • Responsible for the care, maintenance and inventory of all supplies and equipment owned by the community.
  • Responsible for the supply and upkeep of all personal tools required by the community.
  • Responsible for cleaning work area tools and equipment.
  • Responsible for safe, courteous and efficient response to supervisors, residents, vendors, etc. at all times.
  • Responsible to be available to work on an on-call basis.
  • Responsible for maintaining the required property uniform and insuring a professional appearance and attitude in maintenance staff.
  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
  • Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
  • Responsible for thorough knowledge of management company policies and property community rules.
  • Responsible for monitoring of heavy machinery, including but not limited to: cooling towers, boilers, circulation pumps, bladder pressurization tanks, hydronic condensers, and any other machinery that is assigned by supervisor.
  • Responsible for knowing layout of building specs by knowledge of architectural blue prints.

Ideal Candidates will have:

  • High school diploma or general education degree (GED); and a minimum of three years' related experience and/or training; or equivalent combination of training and experience.
  • Certified Apartment Maintenance Technician (CAMT) is helpful but not required.
  • To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

Physical Requirements: Extensive mobility required. Must be able to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including 4 flights of stairs, to complete physical inspections, deliver resident communications, and show apartments. Significant typing and computer use required. The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand; walk and talk or hear. The employee is frequently required to sit; use hands to finger, handle or feel and reach with hands and arms. The employee must occasionally lift and/or move up to 30 pounds.
