Job Description

Job Title: HVAC Tech II

Shift: 1st Shift Mon - Fri.

Comp: $23 - 27/HR

Job Summary: The HVAC Tech II will perform preventative, corrective, and predictive maintenance, troubleshoot and service commercial and industrial HVAC systems. Experience should include maintenance of ACU's, AHU's, heat pumps, VAV's, DDC's and ventilation systems. HVAC Technician II will perform tests, rounds and analysis of data to assure the equipment is functioning properly. Experience maintaining chillers, boilers and kitchen equipment is a plus. Other duties include, but not limited to, evaluating systems, and providing recommendations, maintaining a clean working environment, and other various duties as assigned by the Facility Maintenance Manager, while adhering to all safety and health standards. Must be able to work in a high paced team environment and possess good oral and written communication skills.

Essential Duties & Responsibilities:

  1. Ensures efficient HVAC-R equipment maintenance according to established standards. Obtains, reads, and comprehends sequence of operation of HVAC-R equipment/systems, controls schematics, blueprints, equipment service manuals and/or owners/maintenance manuals for efficient daily duties.
  2. Maintain, install, troubleshoot, repair, monitor operation and record readings of HVAC systems.
  3. Monitors BMS, checks for refrigerant system operation efficiency, stops/starts systems, operates refrigerant recovery equipment, vacuum pumps, charging equipment and service gauges using best practice procedures, brazes refrigerant piping and lubricates fans, motors, and linkages.
  4. Analyzes and determines the root cause of any HVAC-R system problems/malfunctions. Inform appropriate parties of any problems/malfunctions reported or found in a timely and accurate manner. Takes corrective action as needed. Adds all remarks of problem found and how it was fixed/adjusted to the report. Also adds recommended future work. Completes/closes service report only after client is satisfied with the provided conditions.
  5. Maintains accurate and timely equipment operating logs, lubrication logs, HVAC-R equipment operation and maintenance manuals, inventory of filters and belts and spare parts, air pressure drop differential logs across air filters and coils, refrigerant logbooks, chemical water treatment logs and refrigerant inventory.
  6. Maintains service tools and equipment in good and safe working order. Maintains clean work areas daily. Effectively orders the correct supplies as required for PM's, maintenance, and repairs. Efficiently stocks vehicle or maintenance shop area with proper tools and critical parts. Efficiently maintains company equipment. Tracks vehicle maintenance needs and schedules as needed.
  7. Assists other mechanics and operators with major repairs and maintenance of building and equipment. Works closely with CMMS planner/scheduler or recommends to supervisor how to optimize preventative maintenance tasking and program. Performs other various duties as assigned.
  8. Follows safety practices, and utilize personal protective clothing and equipment as required by OSHA, at minimum as required by company. Knows the whereabouts of all emergency equipment (i.e., fire extinguishers, eyewash, and shower stations, first aid supplies, breathing apparatus, etc.) Safely uses hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment. Complies with departmental policy for safe storage, usage, and disposal of hazardous materials. Completes and submits job hazard analysis form prior to performing any maintenance or service work
  9. Attends classes and seminars provided by OEM's and assigned by the supervisor.
  10. Completes and submits timesheet and any other assigned paperwork accurately and on time. Communicates effectively to determine needs. Able to work the on-call rotation for after-hour's emergency work.
  11. Perform other duties as assigned.

Qualifications:

High school diploma or equivalent. Certified 2-year HVAC technical certificate or state approved HVAC license

4+ years with HVAC experience working on Industrial/commercial type HVAC equipment /systems as the scope requires.

Must possess a valid driver's license.

Must possess an EPA Universal Refrigeration License
