Home Partners of America, a Blackstone portfolio company, provides access to high-quality single-family housing to individuals and families in communities around the U.S. Today, we offer a range of leasing options to give more people a chance to live in great communities across the U.S., as well as complementary services to help our residents strengthen their credit and navigate the homebuying process.

We are tremendously proud of our programs and the positive impact we have on our residents and communities. If you’re looking for an opportunity to learn and grow as a professional in a mission-driven business with a supportive and positive culture, come work with us! We are looking for team members who are inspired by the opportunity to expand housing access and provide residents with paths to homeownership.

Our Mission and Values:

"To enrich the lives of the people we serve, one home at a time. Helping more people get into great homes, in the neighborhoods they love.”

At HPA, our mission is inspirational, our business model is unique and innovative, and our resident-led approach is closely connected to our Values:

  • Be a Good Neighbor

At our core, we are dedicated to making a lasting, positive impact on the world. It's a commitment to our mission, our residents, and each other. We treat others with respect and embrace sustainable and inclusive practices that benefit everyone we serve.

  • Go the Extra Mile

For us, it’s all about our residents. We give our work everything we’ve got and rigorously pursue excellence. We also champion a culture of continuous improvement to always help each other be better today than yesterday.

  • Do the Right Thing

We lead each day with purpose and adhere to the highest ethical and professional standards. Integrity is our compass—we are committed to honesty, transparency, and accountability in everything we do.

Your Role:

The Residential Home Inspector's (RHI) main objective is to conduct walks including a pre-move-out consultation, move-out scoping, vacant property walks, and quality control visits for in-progress and completed projects. Through these functions, the RHI sets the stage for the relationship between Pathlight and the resident. This is a field position requiring working in the field and from home and the use of a personal vehicle.

What will you be doing?

Responsibilities:

  • Establish trust and develop a good working relationship with our valued residents.
  • Responsible for pre-move-out consultation with residents (varies by market).
  • Responsible for creating a scope of work for move-outs. This may include accessing and assessing the attic and/or crawl space during the scope walk.
  • Responsible for asset management during vacancies by performing on-site visits.
  • Responsible for performing quality control checks on in-progress projects and recently completed projects.
  • Responsible for supporting the eviction process and appearing in court.
  • May assist in HOA violation documentation and rental registration processes.
  • May assist in mid-lease property evaluation and occupancy check.
  • Conduct all business in accordance with company policies and procedures and all state and federal regulations.
  • Attend scheduled mentoring and coaching sessions and training classes as assigned, as well as regular meetings on policy, process, procedures, KPI monitoring, and budget tracking with Upper Management.

Physical Requirements:

The Residential Home Inspector (RHI) role involves both fieldwork and administrative tasks. Candidates for this position should be aware of the physical demands associated with the role. Physical requirements include:

  • Mobility: Ability to move freely and navigate various residential properties, including climbing stairs, walking on uneven surfaces, and accessing attics and crawl spaces during move-out consultations.
  • Driving: This position requires a personal vehicle for travel to different locations. Candidates must have a reliable, insurable vehicle and an active driver's license.
  • Standing and Walking: The RHI will spend a significant amount of time conducting on-site visits, quality control checks, and property evaluations. This involves standing and walking for extended periods.
  • Lifting and Carrying: Occasionally, the RHI may need to carry equipment or materials during property assessments. The ability to lift and carry up to 25 pounds is essential.
  • Environmental Exposure: The RHI may encounter various environmental conditions, including exposure to outdoor elements during property walks and inspections. This includes potential exposure to attics, crawl spaces, and varying weather conditions.
  • Driving Requirements: Home Partners of America (HPA) and Pathlight Property Management (PPM) will need to verify active Driver’s Licenses and Insurance Coverage for at least $100,000 liability for those positions that have driving responsibilities as an essential job function of their role. This verification will occur at the start of employment with our Company and again annually.

It's important to note that reasonable accommodations can be made to enable individuals with disabilities to perform the essential functions of the job. Candidates are encouraged to discuss any specific needs during the interview process. Pathlight is an equal opportunity employer, and physical requirements are outlined to ensure candidates can successfully fulfill the essential functions of the Residential Home Inspector role.
