Estimating cost of construction 

Budget uploads

Create specifications for all new projects and or job sites, with review by Purchasing Lead

Develop preliminary budgets and update them monthly. All budgets to be reviewed by the Purchasing Lead

Develop accurate and thorough bid packages, with review by Purchasing Lead 

Obtain and evaluate all documents/data required for bidding including specifications, scopes of work, architectural documents, site plans, soils reports, community guidelines and other pertinent documents that effect vertical costs of construction

Solicit bids for all assigned Vendors and Trades, and track timely bid proposals

Prepare thorough and precise spreadsheets, compared to current budget, for review by the Purchasing Lead prior to committing contracts

Negotiate contracts to cover requirements, eliminate overlaps, and to achieve the best prices possible

Prepare estimates per trade, plan, and elevation (cost quantities) to determine project costs

Ensure changes in plans and specifications are communicated to Suppliers and Subcontractors

Coordinate all contract and option prices precisely with Contract Admin and Sales personnel

Participate in value engineering efforts and identify areas of improvement

Attend collaborative team meetings in the office or field as requested or required

Continually pursue elimination/prevention of inefficiencies, unnecessary costs, and extras

Monitor and communicate cost, quantity, and changes to the Purchasing Lead

Continually monitor budget variances, and participate in monthly budget meetings as requested

Assist in the development of strategies to eliminate waste and reduce cost through value engineering and standardization of practices

Source new vendors for all trade categories on a continuous basis

Maintain the highest ethical standards in all aspects of Purchasing

Maintain excellent relationships with all current consultants, subcontractors, suppliers, and other vendors, while continually searching for additional high-quality relationships

Identify and implement cost-saving techniques, materials, and procedures

Broad understanding of the operational aspects of home building

Ability to handle confidential materials and situations

Keep management informed by reviewing and analyzing special reports, summarizing information, and identifying trends

Performs all other duties as assigned by the Purchasing Lead

Provide Job Superintendent & Field Support

Create and process all Change Orders & Work Orders & Variance Purchase Orders

Material and Labor Take-offs
