Primary Duties/Responsibilities:

 

As the Operation and Maintenance Superintendent, you will assume leadership responsibilities to ensure the safe, efficient, and reliable operation and maintenance of our project sites. Your duties will be conducted in strict adherence to site policies, procedures, and regulations governing operations, safety, conduct, and cleanliness. You will play a pivotal role in safeguarding the owner's investment in machinery, equipment, and facilities through your expertise and vigilance. You will be forward facing interacting with Government managers to ensure the building is operating as smoothly as possible.

 

Your primary responsibility will involve overseeing the daily operations and routine maintenance of the project. As Operation and Maintenance Superintendent, you will oversee the implementation of the Operating Plan, identifying areas for improvement and ensuring optimal project operating conditions are consistently maintained.

 

Furthermore, you will:

 

- Plan, coordinate, and direct activities to achieve project goals within specified timeframes and funding parameters.

- Analyze project requirements, establish schedules, and set procedures to meet project objectives, including complex contracting applications.

- Collaborate with project staff to outline work plans, assign duties, and ensure compliance with regulatory agencies.

- Maintain professional relationships with clients, providing accurate status reports and addressing concerns promptly to ensure customer satisfaction.

- Prepare project reports for management and clients, ensuring timely completion and adherence to forecasted costs.

- Facilitate the procurement of subcontract agreements and project documentation as necessary.

- Experience managing a building of 500,000 square feet

- GSA experience would be given preferential treatment.

Physical Requirements and Working Conditions:

 

The role may involve standing for extended periods, climbing stairs and ladders, and lifting objects weighing up to 50 pounds. Protective equipment may be required for certain tasks, and the position may entail working with hazardous materials. Flexibility in working hours, including weekends, holidays, and on-call status, may be necessary based on project requirements and plant conditions.

 

Education and Certifications:

 

- Preferred: Bachelor's degree or higher in Engineering or a related field.

- Required: Valid driver's license and HVAC certifications.

 

Skills and Behaviors:

 

- Strong computer skills, environmental compliance knowledge, and maintenance management expertise.

- Ability to motivate others, demonstrate team leadership, and communicate effectively both verbally and in writing.

- Preferred behaviors include dedication, enthusiasm, leadership, and teamwork.

 

Certifications:

 

- One or more of the following certifications is required:

- North American Technician Excellence (N.A.T.E.) Core Service plus any service specialty.

- HVAC Excellence Professional certifications in Light Commercial Air Conditioning, Gas Heat, and Green Awareness.

- UA Star HVACR Mastery Certification.

Good customer service and the ability to track trends to resolve tenant work orders. Troubleshooting and analytical skillset highly needed for this opportunity.

Work hours 9am to 5pm Monday through Friday.
