Director of Land Acquisition

Position Summary:

Grantham Homes is looking for a Land Acquisition Director / Manager who will provide a pipeline to its land acquisition and predevelopment oversight in its Charleston SC market. Grantham Homes is a new branch off of Crescent Homes who is an award-winning residential builder. This position will help source new lots and work through the entitlements process. There is an additional bonus upside based on lot acquisition. 

Functions:

• Analyze markets and current land positions to identify gaps and concentrations for future land acquisitions
• Maintain knowledge of market activities and trends
• Generate prospective acquisitions through land brokers, local contacts, developers, etc.
• Review and present market data and analysis in evaluation of the feasibility of a potential project
• Initiate projects by identifying parcels, negotiating with Sellers, performing due diligence, preparing letters of intent, and determining viability for development
• Lead entitlement and annexation process associated with obtaining final approval
• Present before municipal bodies, home owners associations, and land owners
• Negotiate, prepare, and present contracts, amendments, and easements to existing land contracts as necessary
• Oversee consultants’ preparation of plats, permitting, and construction plan process as required per project and municipality

Qualifications:

• Bachelor’s Degree preferred
• 3+ years of experience in Real Estate Acquisition, preferably in the homebuilding industry
• Proficiency with Microsoft Office including Word, Outlook, and Excel
• Must have a vehicle, valid Driver’s License, and be willing to travel
• Strong interpersonal skills
• Must have knowledge to the local market in and around Charleston SC
