Gray Haven Townhomes and Dunlea Apartments is in need of a qualified Assistant Maintenance Supervisor to join our service team. In this role, you will support the Property Manager in overseeing the property's daily maintenance operations. Key responsibilities include assisting with scheduling contractors, managing work orders, and addressing resident concerns. Previous supervisor experience preferred.
Assistant Maintenance Manager - Gray Haven Townhomes
Location: Dundalk, MD
Hourly Rate: $27.50/h
Schedule: Monday-Friday, 8:30 AM - 5:00 PM
On-Call: After-hours, weekends, and holidays
Key Responsibilities
  • Assists in monitoring vendors and contractors that report to the property for service
  • Partners with Service Manager in training Service Technicians, Service Technician Apprentices, and Site Technicians
  • Collaborate with Service Manager in determining the schedule for routine services and apartment turnovers
  • Performs electrical repairs on items such as appliances, fixtures, switches, outlets, circuits, light fixtures and ballasts
  • Performs plumbing work such as cleaning stoppages and replacing fittings
  • Performing carpentry work such as fitting doors, freeing windows, replacing and building shelves, sanding and refinishing floors, installing siding and wood replacement sections
  • Carries out routine and troubleshooting maintenance on property HVAC systems
  • Assists in maintaining and updating inventory of all materials related to maintenance
  • Replaces broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, and locks
  • Performs general maintenance on property buildings and grounds
  • Troubleshoots, repairs, and replaces appliances
  • Assists in move-in and move-out procedures
  • Maintain cleanliness, order, and safety in maintenance shop
  • Utilizes Company-provided iPad and Entrata software in order to view and update pending work orders
  • Assists in outdoor grounds work, when necessary, including grounds policing
  • Walks property in order to note and address any safety or preventative maintenance concerns
  • Participates in rotating on-call schedule for evening, weekend and holiday coverage
  • Reports for and carries out snow removal duty
  • Leads maintenance team when Service Manager is not on property, as necessary
  • Safely transport essential work equipment, supplies, and documents within assigned property and/or between company headquarters, off-site locations.
  • Independent travel to attend training and events across the MD, DE, PA, and VA book of business.
  • Conduct routine physical inspections of multiple sites on property, grounds, and vacant units within assigned portfolio.
  • Respond quickly to on-site maintenance emergencies, resident issues, and vendor meetings across various property locations
  • Performs other duties as assigned, within reason and relevance to the job

Requirements
  • Ability to present a positive professional demeanor by encompassing WPM Brand Compass Values
  • Ability to communicate effectively
  • Ability to work on ladders or lifts to a height up to 85'
  • Demonstrated plumbing, electrical, or carpentry skills required
  • Must be available to be on call for emergencies in the evenings, weekends and holidays
  • Possess a valid driver's license and a reliable, personal vehicle suitable for daily multi-site travel preferred
  • Responsible for the installation of lamps, ballast and other electrical components in various types of fixtures for a varied customer base
  • Able to troubleshoot minor electrical problems within various types of fixtures and equipment

Education & Experience
• High school diploma or equivalent
• 3-years' experience in site maintenance required
HVAC certification required
• Certificate in basic electrical repair preferred
• CAM-T preferred
