Job description

The Vice President of Land Development will own the strategy and execution of the business plan as it relates to forward planning and land development. The VP will be responsible for executing all planning and development functions for projects with a focus on feasibilities, planning, entitlement, financial analysis, and overall management of the land development process. Will manage the Planning and Development teams to ensure they are set up for success. The VP shall work in concert with the business unit President and the Land Acquisition team to ensure that the Corporation's business objectives are met.
- Responsible for metrics, auditing and key indicators to ensure consistency, compliance to meet business goals.
- Manage Land Planning and Development Associates including assignment of work and geographic territories, prioritizing work, and reviewing work product.
- Coordinate and direct the activities of the Land Planning and Development Departments with appropriate departments to provide for a seamless handoff for, approval and construction of a community.
- Coordinate and manage the entitlement process. Ensure the Company can optimize all land purchases and have on-time and on-budget execution.
- Develop and implement estimating, quality, scheduling, budgeting and construction guidelines for the business unit under the auspices of Land Planning and Development.
- Evaluate development program effectiveness and relevance; recommend and manage change effectively to increase efficiency and effectiveness across the Land Development individual communities.
- Prepare and distribute Requests For Proposals (RFP's) to vendor/professional pool, negotiate award, and execute contracts, and periodically review performance.
- Receive and analyze bids and make recommendations to Community Managers, if applicable and business unit President.
- Provide for systematic and standardized review and approval of technical documents prepared by professional consultants during the design process and prior to submission to governmental agencies to ensure consistency with business unit standards.
- Monitor compliance with established safety procedures, quality standards, and work schedules through regular site inspections, determine reasons for any deviation, and develop and oversee plans for corrective action.
- Monitor, coordinate and direct change orders, design problems, consult with architects, engineers, contractors, consultants, utility consultants, zoning attorneys etc., as required to meet standards and evaluate alternative methods when appropriate.
- Ensure that the community being built is consistent with engineering drawings and construction specifications.
- Participate in cost to complete analysis with community P&L manager.
EDUCATION and/or EXPERIENCE
A bachelor's degree from four-year college or university with a background in Civil Engineering, Planning, or Construction Management preferred. At least ten years of land planning and/or development experience in progressively responsible positions strongly desired; or equivalent combination of education and experience. Successful candidate must maintain a valid driver's license.
