Job description

Summary
The Vice President of Development & Construction will be a key leader responsible for overseeing all aspects of large-scale ground-up property development projects from initial concept to completion. This role will be responsible for leading and overseeing all aspects of vertical construction across multiple developments, ensuring that projects are completed on time, within budget, and at the highest quality standards. This role will play a critical part in scaling construction operations, improving efficiencies, and managing relationships with development partners, contractors, and other internal stakeholders. The VP of Construction will serve as a key strategic leader, driving initiatives that enhance project delivery and execution within the company's growing portfolio.
The Vice President of Construction will also play a critical role in shaping Welltower's self-development and construction initiatives, particularly in wellness housing assets (build-to-rent, multifamily, and active adult/55+ projects), by collaborating with the development team in identifying opportunities and guiding projects through construction and community launch.
Key Responsibilities
Strategic Development & Leadership:
  • Report directly to the SVP Global Head of Development and work in concert with the Vice President of Development to align efforts to achieve corporate goals and development growth initiatives.
  • Provide visionary leadership to the construction team, fostering a high-performance culture with clear goals and accountability measures.
  • Align development and construction strategies with corporate objectives to ensure long-term growth, sustainability, and profitability.
  • Establish processes to improve project timelines, cost management, and quality control across all construction projects.
  • Lead the overall planning, budgeting, and execution of new developments from pre-construction to completion.

Project Management & Execution:
  • Oversee the execution of multiple construction projects, ensuring they are delivered on schedule, within scope, and in compliance with applicable regulations.
  • Manage project schedules, budgets, and risk assessments, providing solutions to mitigate potential delays or cost overruns.
  • Drive accountability and efficiency in tracking key construction KPIs, including project timelines, cost controls, and resource allocation.
  • Lead purchasing initiatives, cost-saving measures, and value engineering efforts to optimize financial performance.
  • Ensure that construction projects adhere to best-in-class industry standards, sustainability initiatives, and regulatory requirements.

Collaboration & Third-Party Management:
  • Work closely with executive leadership, investment teams, and external partners to align development projects with strategic business goals.
  • Build strong relationships with contractors, architects, engineers, and local regulatory agencies to streamline project approvals.
  • Ensure transparent communication across all Department leads, providing regular updates and reports.
  • Lead and mentor team members, including project managers, and development coordinators.
  • Negotiate contracts and agreements with third-party contractors to optimize costs, quality, and efficiency.

Quality Control & Compliance
  • Implement and enforce construction quality assurance protocols to ensure compliance with building codes, safety regulations, and company standards.
  • Review architectural and engineering plans to ensure constructability, making recommendations for improvements where necessary.
  • Ensure all construction operations comply with legal, safety, and environmental requirements.

Innovation & Process Improvement:
  • Identify opportunities for continuous improvement in construction methodologies, materials, and technologies to enhance efficiency and sustainability.
  • Drive the adoption of innovative construction techniques and digital tools to optimize project delivery.
  • Standardize reporting and tracking mechanisms to provide leadership with clear visibility into construction performance.

Minimum Requirements
  • Bachelor's degree in construction management, Engineering, Architecture, or a related field; MBA or advanced degree preferred.
  • 15+ years of experience in construction management, with a strong background in large-scale residential, commercial, or mixed-use developments.
  • Proven experience in leading complex construction projects with budgets exceeding $50M.
  • Expertise in low-density residential, attached and detached production building preferred.
  • Strong knowledge of pre-construction, design coordination, scheduling, budgeting, procurement, and construction methodologies.
  • Exceptional problem-solving skills, with a proactive and strategic mindset.
  • Proficiency in construction management software (e.g., Procore, Yardi, Bluebeam, Microsoft Project).
  • Demonstrated leadership skills with the ability to mentor teams, manage cross-functional collaborations, and drive organizational growth in a fast-paced environment.
