A prominent, mission-driven nonprofit organization dedicated to providing safe and sustainable affordable housing opportunities across Rhode Island is seeking an experienced Property Manager to lead efforts in the South County region of RI.
As the organization expands its community impact and residential portfolio, this professional will oversee the daily operations of an affordable housing community and ensure absolute alignment with LIHTC, Section 8, and related program guidelines.
Compensation
  • Salary Range: $65,000 – $75,000 per year (Based on experience)
Responsibilities of the Property Manager
  • Daily Operations: Oversee day-to-day property management workflows, including leasing, occupancy tracking, and fostering positive resident relations.
  • Program Compliance: Ensure strict, ongoing alignment with LIHTC, Section 8, HUD, and Fair Housing program requirements.
  • Certifications & Audits: Complete timely tenant certifications, interim recertifications, thorough file reviews, and rigorous audit preparations.
  • Financial Oversight: Monitor monthly rent collections, manage delinquencies, review property budgets, process invoices, and track overall asset performance.
  • Maintenance & Inspections: Coordinate facility upkeep, manage vendor relationships, prepare for agency inspections, and interface with housing authorities.
  • Team Leadership: Supervise on-site personnel and provide supportive communication to resolve resident inquiries and community issues effectively.

Requirements of the Property Manager
  • Experience: A minimum of 3+ years of property management experience, with a mandatory background specifically within affordable housing.
  • Regulatory Knowledge: Deep understanding of LIHTC, Section 8, HUD, and standard Fair Housing compliance frameworks.
  • Technical Compliance: Direct experience managing tenant compliance files, processing certifications, and navigating regulatory audits.
