Edison Properties is a property management company that has been in business for over 50 years providing apartments for rent ranging from cozy and comfortable bachelor apartments to luxurious penthouse suites in the Winnipeg market. Job Summary: 

The Resident Manager oversees the daily operation and administration of designated properties and/or act as a Floating Manager looking after different properties of the company as per the need basis, ensuring occupancy levels; cleanliness and safety standards are met. They are the primary liaison between the tenants and the Property Managers and Maintenance staff. They also promote the Edison properties to prospective tenants by showing suites, advising of amenities and proactively addressing their questions and concerns. Resident Managers are required to live on site and be available for an on-call schedule.

Main Responsibilities:

Minimize vacancies

  • Promote the property to potential tenants
  • Represents Edison Properties in the leasing process
  • Conducts background investigations and finalizing lease agreements.
  • Manages the potential tenant relationship

Tenant Relationship Management

  • Daily administration and operation of the designated properties
  • Records related to tenancy such as parking, incidents, maintenance etc.
  • Collection of rents including current tenant delinquent accounts
  • Completion of in-coming and out-going Condition Reports ensuring proper charges for cleaning/repairs are listing and completed.
  • Enforce Rules and Regulations as per Edison Properties House Rules and the Rental Tenancy Branch (RTB).

Cleanliness and maintenance of the property

  • Liaison between the tenant and the maintenance team to ensure work is requested appropriately and follows up to ensure completeness.
  • Development and implementation of schedules and procedures for cleanliness and safety inspections
  • Coordination of outside work such as cleaning or snow removal. Responsible for caretaking tasks when caretaker are not on duty or when they are on call.
  • Purchasing of supplies and equipment for Caretaker of property
  • Ensures all parties including themselves, adhere to health and safety standards and promotes a healthy and safe work environment

Management & Leadership

  • Provides day-to-day leadership to team including hiring, training, coaching, mentoring, performance management (including discipline) to employee reports
  • Schedules staff including on call duties and overtime if required

Other duties as may be assigned

Job Requirements:

  • High School Graduate or Equivalent
  • Preferred 3 years’ experience within the customer service area of hospitality or property management field at a supervisor level
  • Knowledge of the Residential Tenancy Act.
  • Clear Criminal Records Check and Vulnerable Sector Check must be maintained
  • Working knowledge of Word, Excel and Yardi (or other property management system)
  • Required to wear personal protective equipment such as hard hats, boots or gloves when performing some tasks such as emptying waste containers
  • Position may require time commitments outside normal hours of work to accommodate resident situations or to show suites to prospective tenants. On call is required as scheduled.
  • Hours of work: 8:00 am – 1pm and 2:00 – 5:00 pm (1-hour unpaid lunch break)
