Job description

Position Summary

The Loan Funder is responsible for accurately and efficiently processing mortgage loan fundings through multiple warehouse banks while ensuring compliance with applicable loan product, investor, warehouse, and internal requirements.

This is a highly technical, experienced-level mortgage operations position requiring 3+ years of direct mortgage funding experience, including warehouse funding experience. The successful candidate must have strong mortgage product knowledge, exceptional attention to detail, sound judgment, strong written communication skills, and the ability to independently research and resolve complex funding issues.

The Loan Funder will work in a remote, shared inbox and multi-pipeline environment, managing competing priorities and strict funding deadlines with a high degree of independence and accountability.

The expected compensation range for this position is from $60,000 to $80,000 annually.

Required Experience & Capabilities

Mortgage Funding & Warehouse Lending

  • 3+ years of direct mortgage funding experience, including hands-on warehouse funding experience.
  • Experience processing fundings, warehouse requirements, funding conditions, wires, disbursements, return wires, and time-sensitive deadlines.
  • Strong knowledge of multiple mortgage loan products and how product type affects warehouse selection, funding requirements, documentation, and resolution.
  • Understanding of the relationship between the Closing Disclosure, Loan Funding Worksheet, funding calculations, and final disbursement amounts.
  • Ability to prioritize work based on closing dates, warehouse deadlines, wire cutoff times, and operational risk.

Encompass & Loan Review

  • Hands-on experience with Encompass and the eFolder.
  • Ability to efficiently review loan files and identify missing, inconsistent, incomplete, or problematic information affecting funding.
  • Ability to research loan documentation, SOPs, job aids, and warehouse requirements to determine the appropriate funding action.
  • Ability to identify discrepancies, stop the process when necessary, and resolve or appropriately escalate issues before funding.

Funding Accuracy & Risk Controls

  • Exceptional attention to detail when reviewing financial information, wire instructions, account numbers, loan data, funding conditions, and supporting documentation.
  • Ability to identify and communicate discrepancies between the proceeds wire, Loan Funding Worksheet, Closing Disclosure, and other funding documents.
  • Ability to identify wire discrepancies that could result in inaccurate wires or financial loss.
  • Understanding of Changes of Circumstances and supporting documentation for supplemental wire requests.
  • Ability to review CPLs for accuracy and completeness and communicate required corrections to the Loan Closer.
  • Strong awareness of wire fraud and funding risks and ability to follow established verification, approval, dual-control, and escalation procedures.
  • Ability to recognize financial, compliance, fraud, operational, or regulatory risks and escalate appropriately.

Organization, Communication & Judgment

  • Ability to manage multiple loans, pipelines, shared inboxes, competing priorities, and strict deadlines without continual supervision.
  • Excellent written communication with Closing Operations, internal teams, and warehouse bank contacts.
  • Strong research, analytical, problem-solving, and decision-making skills.
  • Ability to use available procedures, SOPs, job aids, and other resources to resolve routine issues independently before escalating.
  • Ability to recognize when management, Closing, Compliance, or another department must be involved.
  • Strong ownership and follow-through from issue identification through completion.
  • Ability to remain accurate while moving between multiple loans, systems, emails, bank portals, Teams, Encompass, and Excel.

Technical Skills

  • Proficiency with Microsoft Excel, including funding tapes, funding worksheets, spreadsheets, and financial data.
  • Strong computer skills and hands-on Encompass experience.
  • Ability to efficiently navigate multiple systems and warehouse bank interfaces.

Core Responsibilities

  • Process mortgage loan fundings through multiple warehouse banks in accordance with product, warehouse, investor, and internal requirements.
  • Review loan files and funding documentation for completeness, accuracy, and consistency before funding.
  • Verify funding amounts and identify discrepancies involving the proceeds wire, Loan Funding Worksheet, Closing Disclosure, and supporting documentation.
  • Identify and communicate funding discrepancies and required corrective actions before funds are released.
  • Process return wires, supplemental wires, and disbursement checks and ensure appropriate coding and GL entries.
  • Manage loans suspended for new accounts, data errors, regulatory flags, OFAC-related issues, or other funding concerns.
  • Review supplemental wire requests, including applicable Changes of Circumstances and supporting explanations, for completeness and compliance with established funding requirements.
  • Review CPLs and communicate required corrections to the Loan Closer.
  • Work with Closing Operations, Loan Closers, processors, underwriters, and other stakeholders to resolve funding issues within required deadlines.
  • Serve as a knowledgeable resource for funding and warehouse-related questions.
  • Communicate proactively when an issue may affect a closing, funding deadline, warehouse relationship, or financial accuracy.
  • Maintain current knowledge of mortgage products and warehouse funding requirements.

The Loan Funder is expected to approach funding issues using:

Funding requirements vary by loan product, investor, warehouse bank, transaction, and individual circumstances. The Loan Funder must be able to research available resources, determine the appropriate course of action, and resolve routine issues independently.

Independence does not mean working in isolation. The Loan Funder must recognize when collaboration or escalation is appropriate and communicate proactively when an issue may affect funding deadlines, financial accuracy, warehouse relationships, or established controls.

The Loan Funder is responsible for identifying and communicating funding discrepancies and required corrective actions and should maintain appropriate role boundaries rather than assuming responsibility for balancing or correcting another department's loan file.

  • Hands-on Encompass experience.
  • Experience processing/reviewing mortgage funding wires and reconciling funding amounts.
  • Experience with multiple mortgage loan products.
  • Demonstrated ability to independently research and resolve funding issues.
  • Demonstrated ability to manage multiple loans, competing priorities, shared inboxes, and time-sensitive deadlines.

  • Experience with multiple warehouse banks.
