About the Role
As 52TEN continues to grow, we are seeking a Marketing Manager to lead day-to-day marketing execution across the company. This high-impact, strategic, and operational role will drive lead flow, engagement, and occupancy support across our properties while ensuring marketing efforts are aligned, measurable, and continuously improving.

Reporting to the Director of Marketing, this person will also help implement the corporate marketing plan across the capital and acquisitions arms of the business. Responsibilities include content creation, copywriting, graphic design, campaign execution, vendor management, HubSpot, email marketing, and social media scheduling. The Marketing Manager will serve as the primary marketing contact for Property Managers and oversee the work of a part-time Digital Marketing Specialist.

Key Responsibilities

Marketing Strategy & Performance Ownership

  • Own marketing performance across 52TEN’s property portfolio, including lead flow, engagement, and occupancy support
  • Establish, track, and report on KPIs across websites, listings, social media, email, and other marketing channels
  • Deliver weekly performance reporting with clear insights and optimization recommendations

Content & Social Media Management

  • Plan and manage social media content calendars for all properties 
  • Schedule and publish content across all platforms
  • Set and achieve goals for account growth and engagement
  • Support execution of the corporate marketing plan, including content development, campaigns, and social media scheduling 
  • Repurpose approved messaging across email, social media, presentations, landing pages, and supporting materials 

Brand, Messaging & Creative Direction

  • Build fluency in 52TEN’s investment strategy, industry terminology, investor audience, and brand voice 
  • Maintain consistency in brand standards, messaging, and voice across all marketing channels
  • Support the development, editing, formatting, and distribution of capital and acquisitions content
  • Create corporate and property-level marketing assets, including decks, one-pagers, presentations, and digital graphics
  • Build and maintain a centralized library of approved templates and branded assets

Property & Stakeholder Support

  • Serve as the primary marketing contact for Property Managers
  • Respond to requests within one business day and complete 95% of standard requests within three business days
  • Prioritize and manage incoming marketing requests, communicating timelines and next steps clearly
  • Provide Property Managers with the tools and marketing support needed to drive property performance

Digital Presence Management

  • Oversee all property WordPress websites, including quarterly audits and ongoing updates
  • Optimize websites, listings, and content for SEO, GEO, conversion, and user experience
  • Publish approved blogs, articles, and press releases on the 52TEN website
  • Maintain and optimize Google Business Profiles, Yelp listings, and other local digital platforms

Email Marketing & CRM Ownership

  • Own day-to-day HubSpot administration and campaign execution 
  • Build, schedule, test, and deploy email campaigns
  • Manage segmentation, lists, workflows, forms, landing pages, and campaign tracking
  • Maintain database health through regular audits, hygiene, and process improvements

Vendor & Asset Management

  • Coordinate external vendors, including photography, videography, signage, printing, advertising, and web support
  • Develop clear scopes, briefs, timelines, and quality expectations
  • Oversee asset creation, organization, and quality control
  • Manage the development and quality of digital advertising creative

Team Leadership

  • Direct and quality-control the work of the part-time Digital Marketing Specialist
  • Provide clear priorities, briefs, deadlines, feedback, and performance expectations
  • Ensure delegated work is completed accurately, on time, and to brand standards

Operational Excellence

  • Digitally onboard/offboard properties within 14 business days
  • Own and complete EOS quarterly rocks related to marketing
  • Build repeatable processes, document workflows, and identify opportunities to improve efficiency and execution 
 

Qualifications

  • Bachelor’s degree in Marketing, Communications, or a related field—or equivalent hands-on experience
  • 5+ years of experience in marketing, preferably in multi-location, real estate, or service-based businesses
  • Proven experience owning marketing performance, including setting KPIs, tracking results, and optimizing campaigns across multiple channels
  • Strong experience with CRMs such as HubSpot, including audience segmentation, email marketing, and campaign execution
  • Working knowledge of WordPress and experience managing and optimizing website content
  • Familiarity with core marketing tools and platforms (Meta Business Suite, Google Business, Yelp, etc.); ability to direct creative work using tools like Adobe Creative Suite or Canva
  • Strong analytical mindset, with the ability to interpret data, generate insights, and drive continuous improvement
  • Experience managing multiple stakeholders and priorities, with the ability to balance responsiveness with strategic focus
  • Demonstrated leadership or project ownership experience, including directing internal or external resources
  • Excellent written and verbal communication skills, with the ability to maintain consistent brand voice and messaging
  • Ability to learn complex subject matter and translate approved technical or industry-specific content into clear, polished marketing materials. 
  • Highly organized, detail-oriented, and able to manage multiple projects simultaneously

Compensation and Benefits

  • Base Salary: $78,000 - $90,000
