About the Role


33Floors is hiring a Yardi Consultant to lead multifamily owners, operators, and third-party managers across the US and Canada through complex Yardi implementations, platform migrations, optimizations, upgrades, and advisory engagements.


Our multifamily clients arrive from every direction: conversions off RealPage/OneSite, Entrata, AppFolio, MRI, ResMan, and Rent Manager; consolidations of multiple Yardi databases into a single platform (Yardi-to-Yardi); and new module rollouts onto an existing Voyager footprint. You should be credible and comfortable in any of those conversations, and able to learn the data model of an unfamiliar source system quickly.

This role sits at the intersection of Yardi, multifamily property operations, and property accounting. Our book of business spans both conventional/market-rate and affordable portfolios in the US and Canada, so you should be comfortable moving between a market-rate lease-up, a LIHTC or HUD-subsidized asset, and a Canadian portfolio operating under provincial rent regulation and rent-geared-to-income programs. Student, senior, and single-family/BTR exposure is a plus. You may come from consulting, a Yardi product owner role, business systems leadership, or an internal implementation leadership role - but you must have hands-on experience delivering Yardi solutions, not simply using Yardi as an end user.


We are looking for a self-starter. You will own engagements: build the plan, drive it, chase the open items, and raise risks early rather than waiting to be handed the next step. You will also be client-facing from day one - leading discovery, running workshops with regional managers and controllers, presenting recommendations to senior stakeholders, and mentoring junior consultants as you go.


Responsibilities


  • Lead full-cycle Yardi implementation and optimization workstreams, including discovery, solution design, configuration, UAT, go-live, and hypercare
  • Own platform onboardings onto Yardi from RealPage/OneSite, Entrata, AppFolio, MRI, ResMan, Rent Manager, and other property management systems, as well as Yardi-to-Yardi conversions and database consolidations
  • Document current-state processes, identify gaps, and design future-state workflows across leasing, renewals, resident accounting, maintenance, and month-end close
  • Translate business requirements into Yardi configuration, reporting needs, data requirements, integrations, and technical specifications
  • Configure, support, and advise on the residential Yardi stack - Voyager 8, RentCafe, CRM Flex, CRM IQ, ForecastIQ, Affordable Housing and compliance, revenue management, Procure to Pay, VendorCafe and VendorShield, PayScan, Utility Billing, BlueMoon, Maintenance IQ, Concierge IQ, and Screening
  • Configure, test, and troubleshoot SIPP interfaces and other inbound/outbound data feeds, including mapping, file specifications, error triage, and recurring-load monitoring
  • Deliver affordable programs alongside conventional operations - income certifications and recertifications, set-asides, rent and utility allowance schedules, compliance reporting, BlueMoon lease form generation, and the Canadian equivalents where applicable
  • Design core setup that holds up at scale: chart of accounts and account tree mapping, property/unit/floor plan/amenity structures, charge codes and payment hierarchy, lease and renewal workflows, security deposit accounting and deposit interest, and affordable certification workflows
  • Manage data migration, validation, reconciliation, and conversion activities - rent roll, resident and prospect records, resident ledgers, AR aging, security deposits, prepaids, GL trial balance, budgets, and historical tie-outs
  • Design and support UAT plans, test scripts, defect resolution, client readiness, training, and adoption activities
  • Partner with the Support team to ensure a seamless client experience during and after implementations.
  • Provide assistance to the Support team during periods of high demand and serve as an escalation resource for complex client issues.

Client Leadership

  • Facilitate client workshops with property operations, site and regional teams, property accounting, asset management, IT, and executive stakeholders
  • Serve as a trusted advisor by recommending practical solutions, surfacing risks early, and helping stakeholders make informed decisions
  • Manage multiple client priorities and competing deadlines while maintaining strong communication, documentation, and delivery discipline
  • Identify opportunities to expand client value through additional advisory, implementation, reporting, data, or support services
  • Provide help desk support as needed

Team & Practice

  • Mentor junior and mid-level consultants - pair on engagements, review configuration and deliverables before they reach the client, give direct feedback, and grow them into independent workstream owners
  • Contribute to reusable implementation methodology, templates, conversion tooling, and best practices
  • Partner with internal 33Floors teams (Support, Development, Data Science), Yardi, third-party vendors, and client resources to deliver high-quality outcomes


Qualifications


  • Deep hands-on experience with Yardi residential environments - Voyager 8 and RentCafe at minimum; North American multifamily operating or accounting experience strongly preferred
  • Demonstrated onboarding or migration experience from at least one non-Yardi platform (RealPage/OneSite, Entrata, AppFolio, MRI, ResMan, Rent Manager, or similar), including source-data extraction, mapping, and reconciliation
  • Experience with Yardi-to-Yardi conversions, database consolidations, or multi-entity Voyager environments
  • Hands-on experience across both conventional/market-rate and affordable portfolios, and a working understanding of how US and Canadian regulatory requirements change the configuration
  • Working knowledge of North American multifamily property accounting - rent roll, AR and aging, resident ledgers, security deposits, GPR and loss-to-lease, month-end close, GL and bank reconciliation, and budgets
  • Excellent client-facing communication - able to hold a call with a controller, a regional VP, and an IT director on the same line and adjust register for each
  • Self-starter who operates with minimal oversight in a remote, distributed team and drives engagements to closure
  • Experience mentoring, coaching, or developing less experienced consultants or analysts
  • Experience leading or playing a senior role in full-cycle system implementations, upgrades, optimizations, or complex module rollouts
  • Strong discovery and requirements-gathering skills, including the ability to document business processes and translate them into system solutions
  • Strong project management instincts, including the ability to manage competing priorities, risks, deadlines, and client expectations
  • Bachelor's degree in Accounting, Business, Real Estate, Computer Science, or a related field, or equivalent professional experience
  • Ability to travel occasionally for client workshops, training, and go-lives (Up to 25%)


Preferred Skills


  • Deep conventional US multifamily experience - market-rate lease-ups, renewals, and the full prospect-to-resident lifecycle - with a clear grasp of how CRM Flex, CRM IQ, RentCafe, and Voyager fit together: guest cards and traffic sources, ILS feeds, online leasing and application-to-lease handoff, resident portal payments and service requests, and the shared setup and data dependencies between them
  • Affordable housing compliance depth - LIHTC, HUD, Section 8, and state agency programs in the US; rent-geared-to-income, provincial rent regulation, and municipal or provincial housing programs in Canada
  • Experience configuring or troubleshooting revenue management, Procure to Pay, VendorCafe/VendorShield, or BlueMoon in a live portfolio
  • Student, senior, or single-family/BTR portfolio experience
  • SQL Server proficiency - queries, ETL, and data validation - plus reporting tools such as YSR, SSRS, or Yardi Report Designer, and Excel or Python for data transformation
  • Experience implementing residential integrations: screening, payments, utility billing, renters insurance, smart home, revenue management, or AP automation
  • Prior consulting, professional services, or client-facing advisory experience
  • Experience as a Yardi product owner, business systems leader, implementation lead, or business relationship manager in a real estate organization
