Leasing Consultant

Location: The Trails at Mt. Moriah Apartments - Memphis, TN 

Reports To: Property Manager 

Employment Type: Full-Time

Position Summary

The seasoned Leasing Consultant serves as the leasing leader within the community and plays a key role in driving occupancy, resident retention, and customer satisfaction. This position combines the responsibilities of a high-performing Leasing Consultant with additional leadership duties, including mentoring leasing team members, supporting leasing strategy execution, monitoring lead management performance, and assisting with marketing initiatives.

The ideal candidate is an experienced multifamily professional who consistently delivers strong leasing results, demonstrates exceptional customer service skills, and leads by example.

Key Responsibilities

Leasing & Sales

  • Serve as the primary leasing professional for the community.
  • Conduct apartment tours and effectively communicate community features, amenities, and benefits.
  • Convert prospects into residents through professional sales techniques and follow-up practices.
  • Manage all prospect communications including phone, email, text, chat, and in-person inquiries.
  • Maintain strong closing ratios and contribute to occupancy and revenue goals.
  • Process applications and lease documents accurately and timely.

Lead Management & Follow-Up

  • Ensure all leads are responded to promptly and professionally.
  • Monitor lead-to-tour and tour-to-lease conversion performance.
  • Maintain accurate prospect records within Yardi CRM or other leasing platforms.
  • Assist in identifying opportunities to improve leasing performance and customer experience.

Leadership & Team Support

  • Serve as a mentor and resource for leasing team members.
  • Assist with training new leasing consultants on company policies, leasing techniques, and software systems.
  • Support leasing office coverage and daily operational needs.
  • Partner with the Property Manager to implement leasing strategies and promotional campaigns.
  • Lead by example in professionalism, accountability, and customer service.

Marketing & Outreach

  • Assist with social media engagement and community marketing initiatives.
  • Participate in outreach marketing events and local business partnerships.
  • Monitor online reviews and assist in maintaining the community's online reputation.
  • Support resident referral and retention programs.

Resident Relations

  • Deliver exceptional customer service to current and prospective residents.
  • Assist with lease renewals and resident retention efforts.
  • Address resident concerns professionally and escalate issues when appropriate.
  • Foster a positive community atmosphere and resident experience.

Administrative Responsibilities

  • Maintain accurate leasing, traffic, and resident records.
  • Assist with reporting and occupancy tracking.
  • Ensure compliance with Fair Housing regulations and company policies.
  • Support move-in, renewal, and move-out processes as needed.

Qualifications

  • Minimum 2 years of multifamily leasing experience preferred.
  • Demonstrated success in achieving leasing goals and occupancy targets.
  • Strong sales, communication, and customer service skills.
  • Experience with Yardi, RentCafe, CRM platforms, or similar property management software preferred.
  • Knowledge of Fair Housing laws and leasing compliance requirements.
  • Ability to work weekends and flexible schedules as needed.
  • High school diploma or equivalent required; college coursework preferred.
