EMCOR Government Services has an opportunity for a Reliability Centered Maintenance (RCM) Specialist to lead the development and execution of reliability and maintenance programs that ensure optimal asset performance for a healthcare client in Redwood City California.  This role establishes maintenance strategies, conducts equipment criticality rankings using RCM methodologies, and implements costeffective proactive maintenance plans. The specialist oversees predictive maintenance technologies and programs such as vibration analysis, thermography, and oil monitoring. They investigate equipment failures to determine root causes, drive corrective actions, and perform periodic audits focused on safety, regulatory compliance, and maintenance effectiveness. The position also supports project commissioning activities and develops key performance indicators to improve equipment reliability.

Essential Duties & Responsibilities

Perform asset validations at various Stanford Health Care facilities Collect asset data, document conditions and label assets Work with CMMS team members to configure and implement changes in software programs both client and company owned Assist Stanford sites with asset management to include but not limited to preventative maintenance schedule adjustments, asset naming and disposition, development of job plans/procedures, safety plans, and printing asset labels Work with industry standard maintenance programs such as but not limited to NFPA, NETA, ASHRAE, RPSS, GSA Guides, RS Means Guides, etc. Support the day-to-day execution of the reliability excellence program. Assists in drafting and updating reliability maintenance strategy documents and standard operating procedures (SOPs). Responsible for ranking asset criticality using Reliability Centered Maintenance (RCM) best practices. Maintains the master asset list, ensuring the asset hierarchy is accurate and reflects current field conditions Identifies and implements predictive maintenance technologies. Executes and manages site-wide predictive technologies. This includes hands-on use of tools for Thermography, Vibration Analysis, and Ultrasound, as well as managing the calibration and inventory of PdM equipment. Perform equipment failure investigations (RCA) by gathering field data, photos, and maintenance history to identify causal factors and track the effectiveness of corrective actions. Administers PdM programs for the site. Administration may include vendor selection, program scooping/scheduling, analysis review, and corrective action follow-up. Performs/supports operational event and equipment failure investigations to ensure that the root cause/causal factors have been identified, corrective actions prescribed, and follow-up monitoring conducted as applicable, to determine effectiveness. Conducts program and system/equipment audits on a periodic and as needed basis. Audits will generally be focused on safety, regulatory compliance, maintenance effectiveness, cost savings, and energy conservation. Performs life-cycle financial modeling of developed technical solutions. Construct detailed technical proposals and draft bid documents. Supports commissioning activities for all upgrade, renovation, and construction projects which may include, but are not limited to, PM job plans, reviews for maintainability, critical spares, documentation, etc. Maintains and updates "Key Performance Indicators" (KPIs) related to equipment uptime, PdM compliance, and asset health All other duties/tasks assigned.

Qualifications

Minimum three (3) years of reliability experience with mechanical/electrical, international quality standards ISO Category I Vibration Analysis, or IR Level 1 certification Associate's degree in science, engineering, or a related technical field from an accredited institution. Proven experience with Reliability Centered Maintenance (RCM) methodologies Proficiency with CMMS and datadriven maintenance planning Excellent communication, analytical, and time-management skills in a fast-paced environment Proficiency in Microsoft Office applications including Excel, Outlook, PowerPoint, SharePoint, and related productivity tools.

Must be willing and able to travel  up to 75% in the San Francisco/San Jose Bay Area

Physical Demands

Must be able to safely climb ladders, maneuver around/over/under equipment, access crawlspaces, pits, mezzanines, and attics
