Volunteers of America National Services (VOANS) is seeking a Director of Marketing that drives marketing performance across the Volunteers of America National Services (VOANS) portfolio. The role has two (2) primary areas of focus: leading marketing for properties in lease-up to achieve timely stabilization, and supporting properties experiencing occupancy challenges.
Schedule: Monday-Friday 8:00 AM-5:00 PM
Location: Remote - in the local area of DMV hybrid (3 days in 2 remote)
Pay Range: $107,000-$119,000 based on experience

What You Bring (Requirements)
Education & Experience:
• Three (3) - five (5) years of experience in multi-family marketing and leasing, including at least three (3) years in a leadership role; affordable housing (HUD, LIHTC) and multi-site experience strongly preferred.
• Proven success driving occupancy and revenue in both lease-up and stabilized environments, including turnaround of underperforming assets.
• Working knowledge of Fair Housing regulations, affirmative fair housing marketing (AFHMP), and HUD/LIHTC occupancy and waitlist requirements.
• Expertise in digital marketing (paid search and social, SEO, ILS management, reputation management) with accountability for advertising budgets and ROI.
• Strong analytical and reporting capabilities; proficiency with property management software (RealPage OneSite, Yardi, or comparable), CRM systems, and marketing analytics platforms.
• Bachelor's degree in Marketing, Business, Real Estate, or related field, or equivalent experience.
What You'll Be Responsible For
Lease Up Marketing:
• Lead marketing strategy and execution for all properties in lease-up, from pre-leasing through stabilization, with accountability for meeting absorption schedules and stabilization timelines.
• Develop property-specific lease-up marketing plans, budgets, pre-leasing targets, and outreach campaigns in coordination with Development, Asset Management, and Property Management.
Occupancy Recovery & Performance Improvement:
• Provide focused marketing support to properties with occupancy challenges, including Focus and Watchlist properties under the VOANS three-tier performance monitoring system.
• Analyze property performance, market trends, and competitive data to recommend pricing, concessions, and traffic-generation tactics for underperforming assets.
National Standards: Marketing, Retention & the VOANS Brand:
• Develop and administer national marketing and leasing standards, procedures, and tools, ensuring consistent implementation and Fair Housing compliance across the portfolio.
• In collaboration with VOANS Communications Department build and protect the VOANS brand, ensuring consistent positioning, visual identity, messaging, and quality across all communities, collateral, websites, and digital channels.
• Conduct marketing audits and onsite reviews to test execution against standards and establish best practices.
KPIs & Revenue Growth:
• Establish, track, and improve marketing and leasing KPIs, including occupancy, pre-leased percentage, traffic by source, lead response time, closing ratios, renewal conversion, and cost-per-lease.
• Set annual KPI targets, monitor monthly performance, and drive year-over-year improvement at the property, regional, and portfolio levels.
Leasing & Maintenance Policy Coordination:
• Coordinate with the Director of Maintenance on policies where leasing and maintenance intersect, including unit turn standards and timelines, make-ready processes, model unit and tour path presentation, and curb appeal.
• Align vacancy readiness expectations with maintenance unit turn KPIs so demand generation and physical unit availability move together, particularly during lease-ups.
Leadership & Training:
• Train and coach site teams in sales skills, CRM/lead management, and leasing best practices, in partnership with the Housing Quality and Training team.
• Build trusting relationships with Property Management leadership, Community Administrators, Asset Management, and Resident Services; communicate VOANS standards through site visits and tailored communications.
• Provide regular updates and recommendations to housing leadership; maintain working relationships with lenders, investors, and agencies on lease-up progress and occupancy recovery plans.
• All other job-related projects as assigned.
