Job Summary: The Financial Analyst will play a critical role in analyzing financial performance, supporting investment decisions, and providing strategic insights to optimize our real estate portfolio. The ideal candidate will have a strong background in financial modeling, real estate finance, and investment analysis, coupled with a keen understanding of market trends and property valuation.

Key Responsibilities:

  1. Financial Modeling and Analysis:
    • Develop and maintain detailed financial models to evaluate new investment opportunities and assess the performance of existing properties.
    • Perform scenario analysis, sensitivity analysis, and valuation modeling using discounted cash flow (DCF) and other valuation techniques.
  2. Investment Evaluation:
    • Conduct thorough due diligence on potential investment opportunities, including market research, financial analysis, and risk assessment.
    • Prepare investment memorandums, feasibility studies, and presentation materials for senior management and stakeholders.
  3. Portfolio Management:
    • Monitor and analyze financial performance of the company’s real estate portfolio, including rental income, operating expenses, and capital expenditures.
    • Generate regular financial reports and performance metrics, providing actionable insights to improve profitability and asset value.
  4. Budgeting and Forecasting:
    • Assist in the preparation of annual budgets and financial forecasts for individual properties and the overall portfolio.
    • Track budget variances and implement corrective actions to ensure financial targets are met.
  5. Market Research:
    • Conduct market research to identify trends, opportunities, and risks in the real estate sector.

Qualifications:

  • Experience: Minimum of 3 years of experience in financial analysis, preferably within the real estate or real estate development industry.
  • Skills:

    • Advanced proficiency in Microsoft Excel and financial software (e.g., Argus, CoStar).
