Overview

The Property Operations Manager is responsible for the day-to-day operation, reliability, and physical condition of WS Development's Palm Beach asset, The Royal Poinciana Plaza. This role leads on-site facilities operations with a hands-on approach, ensuring mechanical, electrical, plumbing, and life safety systems operate safely and efficiently while maintaining the high standards expected of a premier retail environment.

The role also provides operational oversight of ongoing tenant fit-outs and property improvement projects, ensuring construction work is executed, integrates properly with base building systems, and adheres to property standards while managing critical vendors and operational excellence.

Facilities Operations

  • Oversee operation and maintenance of HVAC, electrical, plumbing, irrigation, fire alarm, and life safety systems.
  • Implement and manage preventative and predictive maintenance programs.
  • Conduct routine inspections of building systems and property conditions to proactively identify operational, safety, and aesthetic issues.
  • Through the lens of managing and coordinating, assess troubleshoot mechanical and electrical issues alongside qualified internal resources and vendors  
  • Maintain documentation including equipment logs, SOPs, warranties, and compliance records.
  • Manage service providers for landscaping, valet, janitorial, security, waste, and specialty trades.

Construction Oversight

  • Support tenant fit-outs and landlord capital projects occurring at the property.
  • Review construction drawings and MEP plans to ensure compatibility with base building systems.
  • Conduct regular site walks during active construction to ensure adherence to property standards and safety requirements.
  • Coordinate with contractors, tenants, and internal construction teams to minimize disruption to property operations.
  • Identify and address construction deficiencies that could impact long-term maintenance or building performance.

Operations & Budget Management

  • Own the development and management of operating and CAM budgets.
  • Evaluate repair vs. replacement decisions based on operational impact and lifecycle cost.
  • Support emergency response and after-hours building system issues as required.

AI & Innovation

  • Proactively identify opportunities where AI tools can reduce manual effort, improve accuracy, or accelerate workflows across your team's day-to-day work.
  • Test and pilot AI-powered solutions relevant to your role; document findings and share learnings with colleagues to build team-wide capability.
  • Partner with cross-functional teammates to develop and refine AI-assisted processes that are practical, scalable, and aligned with WS standards.

Requirements

  • 5-8+ years of commercial facilities or property operations experience.
  • Strong working knowledge of HVAC systems, electrical distribution, plumbing infrastructure, and building automation systems.
  • Familiarity with or experience using AI tools; curiosity about how emerging technology can improve workflows and team efficiency is strongly preferred.
  • Experience supporting tenant construction or capital projects within an active commercial property environment.
  • Ability to read and interpret construction drawings and MEP plans.
  • Experience managing vendors and service contracts in a Class A retail, mixed-use, or hospitality environment preferred.
  • Strong organizational and problem-solving skills with a high level of attention to detail.
  • Customer-service mindset with the ability to operate in a high-touch retail environment.
  • Bachelor's degree in Engineering, Facilities Management, Construction Management, or related field preferred.
