Company: Cadet Property & Association Management, LLC (South Florida)
Position Type: Portfolio / Association Property Manager
Location: Broward / Miami-Dade / Palm Beach (hybrid: field + admin)
License Requirement: Florida CAM license (mandatory)

About Us

Cadet Property & Association Management, LLC is an owner-led, startup property management companybuilt on Clarity, Control, and Accountability. We’re growing intentionally and looking for a portfolio manager who wants to build something real, take pride in service, and care about the communities we manage.

This is a great fit for someone who wants stability and upside—your portfolio, hours, and pay will increase as we add associations, and we want a manager who’s excited to grow with us.

Role Summary

We’re hiring a Portfolio Property Manager (CAM) to manage a small but growing portfolio of condominium and HOA associations. You’ll be the primary point of contact for boards and residents, coordinate vendors, support meetings, and ensure strong operations, compliance, and communication.

Key Responsibilities

  • Manage day-to-day operations for a portfolio of condo/HOA associations
  • Serve as the main contact for Board members, homeowners, and vendors
  • Coordinate maintenance, repairs, and projects; obtain bids and oversee vendor performance
  • Support board meetings (agendas, meeting attendance, follow-ups, action items)
  • Ensure compliance with Florida statutes, governing documents, and association policies
  • Track and follow up on violations, architectural requests, and owner inquiries
  • Work with accounting/admin support to ensure timely financial reporting and clean records
  • Maintain organized documentation (contracts, vendor COIs, approvals, owner communications)
  • Respond professionally to routine and urgent issues; escalate emergencies appropriately

Required Qualifications (Must Have)

  • Active Florida CAM license (required—applications without CAM will not be considered)
  • Experience managing condominium and/or HOA associations (portfolio experience preferred)
  • Strong knowledge of Florida association operations and professional communication standards
  • Reliable transportation and ability to travel locally to properties/meetings as needed
  • Strong organization, follow-through, and comfort working in a structured process environment

Preferred Qualifications

  • Experience with Yardi Breeze (or similar property management software)
  • Strong vendor management and project coordination experience
  • Bilingual (English/Creole or English/Spanish) is a plus

What Success Looks Like (90 Days)

  • Boards feel supported, informed, and confident in your follow-through
  • Vendor issues are handled quickly with clear documentation
  • Homeowner communication is professional, consistent, and timely
  • You can run your portfolio with minimal supervision while staying aligned with our standards

Compensation & Growth Path (Important)

We are a startup and growing. This role starts with a smaller portfolio, and as we win additional contracts, your workload, hours, and pay will increase. We are specifically looking for someone who:

  • wants to grow with the company
  • believes in caring about clients and their properties
  • values accountability and doing things the right way

(Compensation structure will be discussed based on experience and current portfolio size.)

Why Work With Us

  • Direct access to leadership (no corporate layers)
  • Clear expectations, documented systems, and professional standards
  • A company that values transparency and quality over chaos
  • Real opportunity to grow into a larger portfolio and leadership track as we scale
