Reports To: Portfolio/Property Manager
Primary Function: Performs management business support functions within the Commercial Property Management platform, serving as first contact with tenants, vendors, and clients. Assists in the administration of property operations under the guidance and supervision of the Portfolio/Property Manager.
Education/Experience: A high school diploma is required, along with two to three years of related work experience or education. A Bachelor's degree is preferred.

Responsibilities:
The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position in accordance with the property management agreement(s):
  • Performs property management functions in support of the Portfolio/Property Manager. Assist with the general work load of the property operations including but not limited to production of routine reports, procurement/purchase orders, web-based solution software, work orders, A/P and A/R processing, interaction with tenants, clients, and vendors.
  • Maintains the physical and financial health of limited assigned properties in preparation for a Portfolio Manager role. Maintaining assets will include site inspections, contract management, budgeting, cash management and interaction with tenants and clients.
  • Assists with the administration of onboarding and offboarding of property assignments.
  • Administers expense reports and corporate credit card statements.
  • Assists with problem solving and on-site events at the building(s), direct participation of administrative and accounting paperwork and the communication of progress and/or areas requiring attention by management. Other responsibilities include ensuring adherence to the company's policies and procedures, management vendor contracts, and any related, administrative-oriented requests.
  • Always remains in command and control of all aspects of the role of property manager.
  • Assists in budget preparation, special projects, after-hours calls/emergencies, and related matters.
  • The APM works directly with the Portfolio/Property Manager.
