Job description

BECO Asset Management is seeking an experienced Assistant Property Manager for Alexander Heights Senior Luxury Apartments in Fredericksburg, VA. Our Property Management teams are the cornerstone of our business. They are responsible for keeping our communities in the top-notch condition our residents have come to expect and deliver a notably higher level of service while maximizing the operating performance of our community. Job Summary
  • Serve as the primary leasing professional for the community.
  • Generate traffic through outreach, marketing initiatives, and lead management.
  • Respond promptly to telephone, email, and online inquiries.
  • Conduct community tours and apartment showings for prospective residents.
  • Qualify prospects, process applications, and ensure compliance with company screening standards.
  • Prepare, review, and execute lease-related documents accurately and timely.
  • Follow up with prospects and maintain a strong closing ratio.
  • Manage resident retention efforts, including lease renewals and resident engagement.
  • Maintain company customer service standards and serve as a primary point of contact for resident concerns and complaints.
  • Manage collection efforts of current residents including reporting
  • Handle all move-out charges, refunding of security deposits, and collections from previous residents
  • Be able to act as back up for check postings, PO writing, and invoicing.
  • Act as a liaison with the Maintenance Department, coordinating service requests and ensuring timely follow-up with residents.
  • Inspect grounds, models and leasing office daily for marketability and curb appeal.
  • Coordinate turn process with maintenance staff.
  • Other duties as assigned by the Property Manager.

Qualifications
  • A minimum of 3 years of Multi-family Management experience required.
    • Experience as an Assistant Property Manager is preferred but not required.
  • Excellent interpersonal and communication skills for interacting with residents, staff and the corporate office
  • Ability to multitask and run property operations independently using sound judgment
  • Organized, professional, friendly, enthusiastic and motivating
  • Able to work weekends as needed
  • Previous experience with property management software is required. Yardi is preferred.
  • A general understanding of accounting principles and the ability to generate, read, and adhere to a budget
