Job description

ESSENTIAL DUTIES:

The position includes, but is not limited to, the following essential job duties, responsibilities and requirements:

  • Work with project team members to develop and achieve ideal plan specs.
  • Plans construction requirements by deploying company resources, resolving development issues, planning, monitoring and appraising critical path results, and coordinating development information.
  • Meets construction schedules by hiring, orienting and managing general contractors and sub-contractors, verifying work in progress, resolving problems, and reporting progress.
  • Achieves financial objectives by negotiating contractor rates, anticipating requirements, submitting
  • information for budget preparation, scheduling expenditures, monitoring costs, analyzing variances, writing purchase orders, reviewing and approving invoices.
  • Fulfills contract requirements by completing pre-construction and closing inspections including a detailed punch-list at completion of projects.
  • Complies with legal and company requirements by enforcing building codes, following company systems, policies and procedures, maintaining safe and healthy work practices, and monitoring inspections.
  • Maintains continuity among corporate, division and local work teams by documenting and communicating actions, irregularities and continuing needs.
  • Completes operational requirements by developing schedules, assigning and monitoring work, gathering resources, implementing productivity standards, resolving problems, implementing and enforcing new procedures.
  • Visit stores on a weekly basis as instructed by the supervisor.
  • Contributes to team effort by accomplishing all other related results as needed.
  • Seeks continual efficiencies within the area of facility maintenance to include ongoing evaluation of long-term strategies.
  • Report and escalate to management as needed.
  • Manage the relationship with the client and all stakeholders.
  • Increases professional and technical knowledge by attending educational workshops; reading professional publications; establishing personal networks; participating in professional societies.
  • Contributes to team effort by accomplishing Financial and Key Result Area targets pursuant to Company plan guidelines.

JOB REQUIREMENTS:

  • Bachelor's degree in construction management or related field preferred.
  • Other combinations of experience and education that meet the minimum requirements may be substituted.
  • 1-3 years of experience or PMP certification.
  • 1-3 years of experience in tenant improvement construction in retail environment.
  • Management experience in leading and directing capital design and construction initiatives.
  • Knowledgeable in HVAC, Electrical, Plumbing Must be able to travel, on short notice or extended periods.
  • Must be computer literate.
  • Excellent communication and organizational skills needed.
  • Customer service and detailed oriented.
  • Must be computer literate in MS Access, Excel, PowerPoint and Word.
