Construction Project Manager

Job Summary
Alliant is looking for a Project Manager to provide coordination for all phases of construction projects, including coordinating subcontractors, material, and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. The candidate will be a part of a fast-paced and dedicated team that works together to provide our clients with the highest possible level of service and advice, deliver outstanding quality and results that exceed client expectations. They will take personal responsibility for all the products, actions, advice, and results that they provide as a representative of Alliant Construction.
Responsibilities
Estimating and Pre-Construction
  • Responsible for project startup, including obtaining permits and licenses and managing jobsite mobilization
  • Develop project business plan
  • Create staging, logistics, and phasing plan for project
  • Assist in budgeting, bidding, and award of subcontracts.
  • Issue and administer subcontracts (payments, insurance, bond, safety, haz-com, etc.) and purchase orders for multiple trades.
  • Set up bonding and/or change order log, and cost tracking for the project.

Subcontractor Management
  • Facilitate pre-construction/startup meetings with each subcontractor.
  • Lead coordination of subcontractors.
  • Identify areas of work that are outside of subcontracted scope.
  • Preside over weekly subcontractor meetings designed to coordinate the work.
  • Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
  • Identify subcontractor non-compliance with safety, health, and environmental quality standards.
  • Ensure each subcontractor executes and complies with his agreed upon scope of work.
  • Issue notices of non-compliance to subcontractors regarding quality of work or scheduling.
  • Serve as the main point of contact for the Engineer and Architect.
  • Develop and administer subcontractor and purchase order change orders.

Project Development and Logistics
  • Assist in development, planning, and updating project schedule. Attend/direct regular job scheduling meetings
  • Assist in obtaining permits or approval of revisions
  • Expedite material deliveries according to project schedule requirements
  • Ensure that the job site is always kept in a clean and organized manner
  • Manage competing demands, frequent change, delays, or unexpected events
  • Attend OAC progress meetings and create monthly status reports
  • Understand quantity updating and work with Superintendents to maintain accurate labor forecasts
  • Communicate with project team regarding ASI's, RFI's, and Material Submittals
  • Review projections, labor reports, safety documents, and schedules monthly
  • Enter and update information in project management software (job status reports, projections, change orders, and RFI's)
  • Perform job progress and completion punch list identification and completion
  • Provide direction to and resolve problems among subcontractors and vendors
  • Prioritize, review, and expedite submittals
  • Coordinate required inspections with local jurisdictions
  • Meet with city and state agencies to review project and inspections

Budget
  • Review and approve material/equipment invoices according to project budget
  • Prepare payment requests and monitor collections
  • Manage and oversee job close-out documentation and procedures (closeout documents, final job report, and final accounting)

Quality Control, Excellence, Safety
  • Manage quality control
  • Look for ways to improve and promote quality; apply feedback to improve performance; monitor own work to ensure quality
  • Work with pre-construction and field supervision to identify and implement all contract deliverables, quality testing, and reporting requirements
  • Work with field management to generate safety plans; conduct bi-weekly safety surveys with project superintendent
  • Observe safety and security procedures; determine appropriate action beyond guidelines; report potentially unsafe conditions
  • Customer Service - Responds promptly to customer needs
  • Monitor jobsite general health and safety
  • Lead responsibility for project quality control plan implementation and compliance
  • Identify conflicts in construction progress and communicate them to project team for resolution
  • Ability to identify deficient work and provide resolution
  • Mentor and train assistant project managers and co-op/intern students
