Job description

Role Summary:
Reporting to the Director of Construction, the primary responsibility of this position is to oversee and manage the construction activities for Pure Industrial. The Project Manager is accountable for planning and executing of Landlord’s work, and corporate offices, assisting in the review of the Tenant’s work and executing capital work as required. This position works across a wide variety of functional areas and teams including departmental leads, external advisors, consultants, vendors and other third parties to ensure successful tracking, reporting and execution of all projects.
 
The successful candidate will have excellent problem-solving, project management, communication and facilitation skills. They should also be passionate, committed, and have strong attention to detail. They should have a demonstrated track record of successfully delivering projects in compliance with lease terms, on time and on budget.
 
Core Responsibilities:
Landlord’s Work & Vacant Suite Program 
  • Lead all aspects from initial scope creation through budgeting, execution, closeout and handover, ensuring delivery in accordance with approval timelines and scopes. Including all aspects from the initial estimate through to project closeout.
  • Be a key member of the team during the timeline, scope and lease clause reviews.
  • Proactive short-, medium- and long-term planning of the vacant suite program.
  • Assist with the yearly budget and quarterly forecasting of active and planned projects as well as the vacant suite program.
  • Assist in establishing and enforcing Sustainable Design, BOMA Best, LEED standards
Tenant’s Work 
  • Assist in the review and approval of tenant drawings, plans, specifications and equipment.
Capital Projects 
  • Assist, as needed, with the day-to-day aspects of all recoverable and non-recoverable capital.
  • Budget, plan, tender and execute a range of building-related projects.
  • Responsible for all project finance-related activities (invoicing, budgeting, reporting, forecasting).
  • Selecting the right consultants, contractors and contracts for each project.
  • Ensure alignment across stakeholders.
  • Assist with ad hoc analysis on an as-needed basis. 
Required Skills and Experience
  • A degree or diploma in Engineering, Architecture, Construction or equivalency is preferred with 5 years of experience as a Construction Project Manager, Owner representative or Landlord and a proven track record in program management, design and construction supervision.
  • LEED accreditation is considered an asset.
  • Project management methodologies to manage projects from start to completion; knowledgeable of procurement processes in order to identify opportunities for improvements and cost savings.
  • Must have a strategic, overall picture approach without sacrificing attention to detail.
  • Extensive experience with reporting and cash forecasting.
  • Knowledge of Contract Law and standard contract forms.
  • Knowledge of Occupational Health & Safety Act, Ontario Building Code. Knowledge of building code in British Columbia is considered an Asset.
  • Ability to manage multiple projects, with competing priorities, across different sites.
  • Leadership ability to coach, mentor and manage a project team.
  • Problem-solving and analytical skills to evaluate and address contractor and supplier performance issues and recommend plans for improvement.
  • Ability to evaluate and address risks that have the potential to disrupt or jeopardize the project.
  • Interpersonal, oral, and written skills to liaise with all levels within the organization as well as on construction sites.
  • Proficient at creating accurate and succinct project correspondence and reports.
  • Experience managing projects at sites that are actively open to tenants and/or the general public is considered an asset.

Approximate Salary Range for Role: $100,000 - $130,000/year
Our salary ranges are determined by role, level, and location. The range displayed on this job posting reflects the minimum and maximum target for new hire salaries for the position across all Canada locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
