Property Manager (Part-Time, Onsite)
Location: Santa Rosa, CA
Reports to: Regional Property Manager
Schedule: Part-time (4 hours/day; some weekends/on-call as needed)

About the Role

A professional residential property management company is seeking an On-Site Property Manager for a small residential community. This is a part-time role, approximately 4 hours per day, with the potential to grow into a full-time position for a candidate who can also take on light maintenance responsibilities.

You'll take ownership of the day-to-day running of the property, handling leasing, resident relations, and general oversight, while living on-site and acting as the primary point of contact for residents. This position is ideal for someone who thrives in a smaller community setting where resident relationships, attention to detail, and strong operational management truly matter.

What You’ll Do

Property Operations

  • Oversee all aspects of daily property operations
  • Maintain strong occupancy and leasing levels (target 95%+)
  • Manage rent collection, delinquencies, and evictions as needed
  • Show units, screen applicants, and process move-ins/move-outs

Resident Experience

  • Serve as the primary on-site point of contact for residents
  • Address escalated resident concerns and resolve issues proactively
  • Promote resident retention through strong service and communication

Maintenance & Safety

  • Handle or coordinate light maintenance and service requests (if applicable, candidates able to take on maintenance duties may qualify for expanded, full-time hours)
  • Conduct regular property inspections
  • Respond to emergencies and report incidents promptly

Leasing & Marketing

  • Maintain curb appeal, models, and leasing office standards
  • Support leasing strategies, advertising, and outreach efforts

What We’re Looking For

  • Minimum 3 years of Property Management experience required
  • Strong background in supervising teams and managing operations
  • Financial acumen with budgets, reports, and collections
  • Working knowledge of Fair Housing and applicable regulations
  • Comfortable balancing office work with walking and inspecting the property
  • Proficient with property management software and basic office tools; Experience with Entrata preferred
  • Valid driver’s license and reliable transportation
  • Bilingual (English/Spanish) required
  • Ability to reside at the community preferred
