Property Manager
Location: Sacramento Area, CA
Reports to: Regional Property Manager
Schedule: Full-time (40 hours/week; some weekends/on-call as needed)
About the Role
A professional residential property management company is seeking an experienced Property Manager to oversee the day-to-day operations of a residential community. This role is fully accountable for property performance, including operations, financial results, resident satisfaction, and team leadership.
You'll take full ownership of the property's performance, juggling leasing, maintenance, budgeting, and staff management, while partnering with ownership and regional leadership to grow occupancy, protect asset value, and keep residents renewing.
What You’ll Do
Property Operations & Financial Performance
- Oversee all aspects of daily property operations
- Maintain strong occupancy and leasing levels (target 95%+)
- Manage rent collection, delinquencies, and evictions as needed
- Review monthly financials, budgets, and variances
- Approve invoices, expenses, and purchases within authority
- Make recommendations on rental pricing and increases
Team Leadership & Staffing
- Hire, train, supervise, and evaluate on-site staff
- Enforce company policies and performance standards
- Coach team members and handle employee issues with HR support
Resident Experience
- Ensure a smooth, professional move-in and move-out experience
- Address escalated resident concerns and resolve issues proactively
- Promote resident retention through strong service and communication
Maintenance & Safety
- Direct on-site maintenance staff and vendors
- Ensure timely completion of service requests and capital projects
- Conduct regular property inspections
- Respond to emergencies and report incidents promptly
Leasing & Marketing
- Maintain curb appeal, models, and leasing office standards
- Monitor market conditions and competitive properties
- Support leasing strategies, advertising, and outreach efforts
What We’re Looking For
- 3-4+ years of on-site property management experience (or comparable leadership experience)
- Strong background in supervising teams and managing operations
- Financial acumen with budgets, reports, and collections
- Working knowledge of Fair Housing and applicable regulations
- Comfortable balancing office work with walking and inspecting the property
- Proficient with property management software and basic office tools
- Valid driver’s license and reliable transportation
- Bilingual (English/Spanish) a plus

Compensation & Benefits
