Job description

Winterwood, Inc. is hiring for the role of part-time Assistant Property Manager. The Assistant Property Manager will support the overall operations of the property, under the general direction of the Property Manager. This is an on-site position.

Position Details:

  • Job Type: Part-time (20 hours per week)
  • Work Schedule: Mon, Tue, Thu & Fri 8:00 AM-1:30 PM (with a 30-minute lunch break)
  • Compensation: $16.00-$18.00 per hour based on experience

Key Responsibilities:

  • Assist the Property Manager with leasing and marketing efforts.
  • Show available units to prospective residents.
  • Ensure compliance with move-in file requirements, adhering to Affordable Housing program guidelines.
  • Assist with processing Tenant Annual Recertifications.
  • Notify the Property Manager of any property issues or damages.
  • Enter work orders as reported by tenants.
  • Conduct unit inspections and assist with related tasks.
  • Issue late rent notices.
  • Address tenant complaints and concerns to facilitate resolution.
  • Complete all duties as assigned by the Field Supervisor and Property Manager.

Qualifications:

  • Previous property management, apartment leasing or housing experience.
  • Ability to multitask, work collaboratively, thrive under pressure, and meet deadlines.
  • Proficiency with technology and Google Workspace products.
  • Strong communication skills with staff, residents, vendors, and others.
  • Excellent customer service skills.
  • Steady work history.
  • Valid driver's license and reliable transportation.
  • Willingness to successfully complete a pre-employment drug screening and criminal background check.
