Area Leasing Manager
Position Summary
Gateway Management Company is seeking a Area Leasing Manager for our North Carolina region. The Area Leasing Manager is responsible for driving leasing performance, occupancy growth, and successful lease-up execution across a portfolio of affordable housing communities. This role provides strategic leadership, operational oversight, training, and support to on-site teams, ensuring communities achieve occupancy, stabilization, and compliance goals. The Area Leasing Manager partners with Regional Property Managers and site leadership to develop leasing strategies, optimize processes, and support new development lease-ups.
Key Responsibilities
  • Lead leasing strategies and occupancy initiatives across multiple properties.
  • Oversee lease-up planning and execution for new developments.
  • Analyze property performance and implement corrective action plans to achieve occupancy and revenue goals.
  • Train, mentor, and support site teams on leasing best practices, operational processes, and compliance requirements.
  • Monitor market conditions and recommend pricing, outreach, and marketing strategies.
  • Ensure operational readiness, leasing consistency, and effective applicant pipeline management across assigned communities.
  • Collaborate with leadership to support portfolio objectives and operational success.

Qualifications
  • Experience in affordable housing, property management, leasing, or lease-up operations.
  • Strong leadership, organizational, and analytical skills.
